It is an older neighborhood by lake standards and it does not feel like one. Homes and yards are well kept, the drive in runs past open farmland, and a donkey and a few cattle stand under the trees along the fence line like unofficial greeters. There are log homes here with wrap-around porches and koi ponds, houses that have stayed in the same family since they were built, and one waterfront home put up from trees harvested off its own lot.

Across the record, sales run from $189,900 to $1,500,000, with the typical house at about $495,000. That spread is not telling you much on its own, because this subdivision is really two markets on one road.
Hoot Owl Lane has houses on both sides, and only the lake side carries a dock. Waterfront sales run $460,000 to $1,500,000 and land around $970,000. You Are Buying the Water, Not the House
The waterfront half has moved hard, and individual houses tell it better than any average:

The road side has moved too, on a gentler curve. 129 Hoot Owl Lane sold three times in under two years: $189,900 in February 2019, $288,000 that following June, and $315,000 in December 2020. Real appreciation, but a different animal entirely from the waterfront numbers above.
And there is a ceiling. The top sale on record is $1,500,000, set in March 2026 by a 4,400 square foot house built in 2022. Above that, the market has said no repeatedly. 186 Hoot Owl Lane has been trying for three years — expired at $2,290,000 after 593 days, then withdrawn at $2,590,000 after another 576. A listing at $1,850,000 expired after 286 days, and one at $1,799,000 was withdrawn. The message is fairly consistent.
This is not a fast market either. The typical sale here took about two and a half months to go under contract, and several of the larger houses sat far longer.

This is an older, wooded, lived-in subdivision rather than a developer product. Every home that has come through the MLS was built between 1987 and 2025, most of them in the late nineties, running roughly 1,580 to 5,900 square feet. Lots are typically about nine tenths of an acre, with one waterfront property assembled to 2.37 acres and 300 feet of private shoreline.
There is a real thread of log and timber homes here — a North Carolina log home with a koi pond and waterfalls, a log cabin with wrap-around porches, another listing that describes itself as log cabin and elegance in the same breath. One waterfront house was built from trees harvested on the property by the family that then held it for decades. That is not a character you find in newer lake subdivisions.
Recorded dock depth runs 5 to 11 feet, typically eight, which is genuinely good water for this part of Lake Oconee, and several listings advertise max docks. Frontage on the sold waterfront homes runs 100 to 300 feet. Two large unsold tracts at the end of the road record far more, on twenty-plus acres apiece, so a big frontage number here usually means a big parcel rather than a better lot.
Who This Subdivision Suits
It suits someone who wants an established, unfussy lake neighborhood close to town rather than a developer subdivision. Five minutes from Publix and near the marina is genuinely convenient by Lake Oconee standards, and the deep water is real. For a waterfront house with that combination, around a million is well under what the equivalent costs further south.
It will not suit everyone. There is no gate, no golf, no clubhouse and no pool. The dues, where they exist, are nominal, which means very little is being maintained collectively. Houses skew older and several will want work. And dock rights belong to the lots that have them, so a road-side house cannot acquire water access later.
