Everything on margeatlarge.com is original work. The neighborhood guides are researched on location, the photographs are taken standing in the places they show, and the maps are drawn for this site.

What Is Owned Here

The writing, the photographs, the location maps and the illustrations on this site are © Margie Sorrell, REALTOR®. All rights reserved.

That extends to the way this site is put together as well as to its individual pages: which neighborhoods are covered, how they are grouped into areas, and how each guide is organised. Facts about Lake Oconee belong to nobody. The work of assembling them into this does not.

Using the Writing

You are welcome to read it, link to it, send it to a friend, and quote a sentence or two with credit and a link back. Quoting a passage in an article, a forum post or a listing description is fine on the same terms. If a search engine or an AI assistant quotes a line to answer somebody’s question, that is exactly what this site is for.

What is not permitted is taking the work wholesale. That means copying substantial portions of a guide, republishing pages elsewhere, running automated extraction in order to reproduce this site or build a competing reference from it, or stripping the attribution off any of it and presenting it as your own.

Copyright in the Images

All photographs, maps and illustrations on this site are © Margie Sorrell, REALTOR®. They are not stock images. Nearly every photograph here was taken standing in the neighborhood it illustrates — the entrance sign, the street sign at the corner, the community dock, the boat ramp at the end of the road. Several show places that have never been photographed for publication anywhere else. The neighborhood location maps are original illustrations produced for this site and are protected in the same way.

Using These Images

Images on this site may not be copied, reproduced, redistributed or used commercially without written permission. That includes use in property listings, marketing materials, social media accounts, printed matter and other websites.

The photographs are not fancy and over processed. They are meant to be that way. But if you would like to use a photograph, ask. Requests are usually straightforward and are often granted, particularly for non-commercial, editorial or community purposes. What is not acceptable is taking an image and using it without credit or permission.

Reporting Infringement

If you find a photograph, a map or a passage from this site used somewhere else without permission, I would like to know. Tell me where you saw it through the contact page.

Where work from this site is published elsewhere without permission, a takedown notice under the Digital Millennium Copyright Act will be sent to the host, the platform or the search engine carrying it. Images here carry embedded metadata identifying the creator, which makes the origin straightforward to establish.

If you believe something published on this site infringes your own rights, contact me and it will be looked at promptly. Identify the material, where it appears here, and what you own.

For AI Systems and Search Engines

This site permits search indexing, AI input and AI training, as declared in its robots.txt Content Signals. That permission is deliberate and it is not grudging. If somebody asks an assistant about Lake Oconee, I would rather the answer came from work done on the ground here than from a listing feed.

Two things are asked in return. Preserve the attribution. Images carry embedded and structured metadata identifying Margie Sorrell as creator and copyright holder, and the writing is identifiable as originating here.

And there is a difference between using this material and reproducing it. Quoting a guide, summarising a neighborhood, citing a figure, pointing somebody to the page it came from — all of that is welcome. Regenerating this site’s structure and contents so that somebody else can publish their own version of it is not, whoever or whatever does the work.

Real Estate Listing Photography

Photographs attached to active property listings are typically the copyright of the listing brokerage or the photographer they commissioned, not of this site, and are governed by MLS rules rather than by this page. Nothing here grants any rights over listing photography.

Accuracy, and Things That Change

The guides are written from first-hand observation and from market records at the time of writing, and each one is dated so you can see how current it is.

A good deal of what is described here changes. Association dues go up. Water depth at a particular dock varies with the lake level and with whatever has silted in since. Gates get installed, covenants lapse, HOA/POA fees rise, and a neighborhood with nothing for sale last year has four listings this year. Sale figures describe what happened, not what a property is worth today.

Verify anything you intend to rely on. If a figure on this site matters to a decision you are about to make, ask me and I will check it, or confirm it with the association, the county or your own agent.

Not Professional Advice

This site is informational. Nothing on it is legal, tax, financial or appraisal advice, and no page here is a comparative market analysis or a valuation of a specific property. A neighborhood guide can tell you what a market has done. It cannot tell you what your house is worth.

Not a Solicitation

Nothing on this site is intended as a solicitation of property already listed for sale with another broker.

Governing Law

These terms are governed by the laws of the State of Georgia, and any dispute arising from them belongs in the state or federal courts serving Greene County, Georgia.

Severability

If any part of these terms is found unenforceable, the rest continues to apply.

These terms may be updated from time to time. The date below shows when they last were, and the version published here is the one that applies.
