A home inspection at Lake Oconee covers less than most buyers assume, and knowing that in advance is the difference between being prepared and being surprised after closing.

A standard inspection covers the house — structure, systems, basic maintenance items, appliances. It does not cover the dock, the boat lift, the seawall, the well or the septic system, and at Lake Oconee a property often has all five. The better inspectors tell you this up front and refer you to the right specialist for each one. The ones who do not are the ones to avoid.

So budget for more than one visit. The house inspection is the one that matters most and nothing changes that. But on a waterfront property you will also want the septic looked at, and somebody who knows docks and seawalls to look at those.

Appraisal is where out-of-market professionals cause the most trouble here. An appraiser who does not work this lake will treat waterfront as a view premium, miss what deep water and a max dock are worth, misread which club membership conveys with the property, and pull comparables from the wrong side of the bridge or the wrong county entirely. Soil Scientists, Perc Tests and Land Surveyors at Lake Oconee

If you are buying a lot or building at Lake Oconee, this comes before almost everything else. Georgia’s clay soils and the terrain around the lake decide where a septic system can go, how big it can be, and sometimes whether the lot is buildable at all. A percolation test — a perc test — establishes that, and it is worth doing before you are committed rather than after.

Septic permitting runs through the county health department, so it is Greene County Environmental Health for Greene parcels, and the Putnam or Morgan equivalents for those. Separate offices, separate queues.

A boundary survey matters more here than most places, because waterfront lot lines stop at the Georgia Power project boundary rather than at the water, and older plats around this lake are not always accurate.
