Reynolds Lake Oconee is the name of a 12,000-acre private club community on Lake Oconee, and it is also the name of that community’s largest section: the main Reynolds peninsula in Greene County, home to six of its eight golf courses, the Lake Club and the Ritz-Carlton. This guide to Reynolds Lake Oconee real estate covers that main section. Great Waters, The Landing and The Homesteads, the other three sections that carry the Reynolds name, sit on their own pieces of land behind their own gates.

Reynolds Lake Oconee: One Name, Four Sections
When people say Reynolds, they can mean the whole community or just the main section, and the listings use the same name for both. Here is how the four sections line up.

Great Waters sits in Putnam County with an Eatonton address, so its schools, tax bill and county rules are Putnam’s. Main Reynolds, The Landing and The Homesteads are Greene County with a Greensboro address.
Club membership works the same way in all four sections. A member who lives in Great Waters plays the same courses as a member who lives off Linger Longer Road, as long as the tier is the same.
Where Reynolds Lake Oconee Is Located
Main Reynolds sits on the largest peninsula on Lake Oconee, the long stretch of land between the Oconee River and Richland Creek. Linger Longer Road runs down it, and the main entrance, the sales office and guest check-in are on it at 1341 Linger Longer Road. The Ritz-Carlton Reynolds, Lake Oconee, open since 2002, is at 1 Lake Oconee Trail.
Reynolds puts the community about 85 miles east of Atlanta. From the main gate, The Landing is about five minutes away and Great Waters is 10 to 15 minutes, depending on traffic on Highway 44. The Homesteads sits apart on the eastern shore, on its own stretch of lakefront between the Walker Church Road neighborhoods and White Plains.
The Gates Into Reynolds Lake Oconee
Main Reynolds has five gates. Three are along Linger Longer Road, one comes in off Hwy 44 and the newest opens straight into Fenmoor from the road into Harbor Club. From south to north:

The Landing, Great Waters and The Homesteads each have a gate of their own.
Golf Courses in the Main Section of Reynolds Lake Oconee
Six of the eight Reynolds Lake Oconee golf courses are inside main Reynolds.
- The Preserve. The original Reynolds course, designed by Bob Cupp with Fuzzy Zoeller and Hubert Green consulting.
- The National. Tom Fazio, now 18 holes on the Ridge and Cove nines. Its third nine, Bluff, became part of Richland in 2024.
- The Oconee. Rees Jones, routed along the Lake Oconee shoreline.
- Creek Club. Jim Engh, members only.
- Richland. Tom Fazio’s newest, built from nine existing Fazio holes and a set of new ones.
- Fenmoor Golf Club. Steve Smyers, members only, opening in fall 2026 with its own gate.

Where People Live Inside Reynolds Lake Oconee
Main Reynolds is too big to be one neighborhood, and the people who live here describe their address in three different ways.
Some areas go by a section name: Richland Pointe, Horseshoe Bend, Parrotts Point and Angel Pond, to name a few. Others go by the street. And a lot of people simply tell you what they are near, whether that is the Lake Club, Creek Club, the Ritz or a particular course. It’s not really something you can write down. You pick the language up after you have spent some time inside the gates. And it’s often used as a conversation starter sitting at the Tavern Bar or happy hour over at the Preserve so you figure it out pretty quickly.
The condos at The Village at Lake Club Pointe sit in main Reynolds too, a short walk from the Lake Club, the tennis center and the marina.
What Homes in Reynolds Lake Oconee Sell For
These are the Reynolds Lake Oconee houses for sale or under contract in the main section in October 2026, by asking price. It is a snapshot of what’s on the market and of general pricing.

The water sets the price. Most lakefront houses in main Reynolds ask more than $3 million, and the top of the market runs past $10 million. Off the water, most houses fall between $1 million and $3 million, though some new golf course homes have pushed over the $4 million mark.
Condos and townhomes start below that, and lots run from under $100,000 (for non-membership lots) into the millions, with the highest prices on the water.
Membership lots in main Reynolds command the highest lot prices in the community. When a lot is priced far below its neighbors, check the listing. If it doesn’t say something like “Club membership available,” it’s almost guaranteed that land does not have a membership attached to it.
The Real Cost of Owning in Reynolds Lake Oconee
The purchase price is only the first number. Plan for all of these:
- The club initiation fee, paid at or before closing. There are three tiers, Silver, Platinum and The Reserve, and all three went up in August 2026.
- Monthly club dues, set by the tier you choose.
- The Reynolds POA, $2,000 for 2026, which every owner pays whether or not they hold a membership.
- A condo association fee on top of the POA, if you buy in a condo building.
And don’t forget those many rounds of golf, cart fees, drinks at the clubhouse, dinners at one of the many restaurants, or any of the fabulous special events put on by the staff at Reynolds Lake Oconee.
The membership belongs to the property. It does not transfer from the seller, and if a buyer passes on it at closing, that property loses the right to a membership for good. My own family and I have since lived in two of the four Reynolds sections. In January 2011 we were renting a condo on Tailwater at The Village at Lake Club Pointe when the ice storm hit. More than six inches of snow turned to ice almost as fast as it fell, the power went out, and we were stuck in that condo for almost three days. The gas fireplace kept us warm the whole time. Reynolds was still called Reynolds Plantation then, the market had not come out of the recession, and nobody knew what the place would become.
Later we bought in The Landing and lived inside that gate for a number of years. Today we are Platinum members, and our membership lot is in main Reynolds, in the Bennett Springs area, but we live outside the gates on an old family property.
