The Garage Is Half the Reason People Buy

The row of private one-car garages serving the condominiums at The Village at Lake Club Pointe in Reynolds Lake Oconee, Georgia
A private garage with every unit.

Every unit comes with its own one-car garage, and a surprising number of these are owned by people who already live at Reynolds and bought the condo mainly for that.

You will see somebody pull in from another part of the neighborhood, park, open a garage door and drive out in the Corvette that lives in there. Or hook up a trailer with a side-by-side on it for the weekend. It is a lot of money to spend on a garage, but a unit that rents well covers itself, and then the storage is effectively free and sitting inside the neighborhood. It does not get more convenient than that.

Renting One Out

Tailwater.

The Village sits in the short-term rental overlay district, so these can be rented by the night. Some owners put their unit into the program Reynolds runs. Others handle it themselves, usually with a management company.

One thing to know before you buy to rent: the tenant does not get club privileges — no pools, no golf, no fitness center. The membership belongs to the owner, and renting the unit does not pass any of it to the person staying there. Plenty of guests assume otherwise and end up turned away at the front desk of the Lake Club. So set the expectation before they book.

A Way Into Reynolds

After a vacant lot, these are about the least expensive way to buy into Reynolds Lake Oconee — though they are not the only condos and townhomes here in that range.

I have sold several in here, including one I expected to be a hard sell because it came without a membership. It was not. The income the unit could produce carried the deal on its own.

Prices and costs

You Pay Two Sets of Dues

Every property owner at Reynolds Lake Oconee pays the Reynolds POA, which is $2,000 for 2026. Condo owners here pay that and a separate association fee for the buildings, generally somewhere in the region of $400 to $500 a month.

That second fee covers a lot: exterior maintenance, landscaping, exterior repairs, common area insurance, termite control, trash, and the propane. Much of what would be a separate bill in a house is folded into it, which is a large part of the lock-and-leave appeal.

Both have risen over the years and both will keep rising. Ask for the current figures in writing rather than working from a listing, because the numbers in old listings are out of date almost as soon as they are published.

Questions

The Village at Lake Club Pointe: Frequently Asked Questions

Where is The Village at Lake Club Pointe?

Inside Reynolds Lake Oconee in Greene County, on Tailwater, Creekside and Portage Trail, walking distance to the Lake Club and marina.

Can you short term rent a condo at The Village at Lake Club Pointe?

Yes. It sits in the short-term rental overlay district. Some owners use the Reynolds rental program and others manage it themselves or through a management company.

Do renters get Reynolds club privileges?

No. Membership belongs to the owner and does not transfer to a tenant. Renters do not get the pools, the golf or the fitness center.

Does every condo come with a garage?

Yes, a private one-car garage. For a lot of owners that is the main reason they bought.

How much do condos at The Village at Lake Club Pointe cost?

Recent two bedrooms have run from the $550,000s to the upper $800,000s, with three bedrooms reaching into the $900,000s.

How big are the units?

Two and three bedroom, roughly 1,500 to 2,050 square feet. Six units per building.

When was The Village at Lake Club Pointe built?

Between 2003 and 2006.

What are the dues at The Village at Lake Club Pointe?

Two separate fees. The Reynolds POA that every owner here pays, $2,000 for 2026, and a condo association fee on top of it, generally in the region of $400 to $500 a month, covering exterior maintenance, landscaping, insurance, termite control, trash and propane. Both have gone up over the years.

Is a Reynolds membership included?

It depends on the unit. Some come with a membership available and some do not, and it changes what you are buying. Ask before you make an offer.

How should a condo here be valued?

By floor, view and condition more than by square footage. Main-floor walk-outs, which vary by building and topography, are the most popular of the two bedrooms, and golf or water view units always command more. Upgrades and condition can move any unit ahead of the pack. The three bedrooms tend to go quickly ’ everyone sees the value in that extra space upstairs.

Why do some condos here sit on the market?

Price, almost always. These are fun condos to sell and priced correctly they move quickly. A lot of owners leave one sitting at a high number just to see whether somebody will reach for it. They normally do not. If you are buying or selling a condo inside Reynolds Lake Oconee, contact Margie Sorrell for a market analysis and valuation.
