Loch Haven does not announce itself as a lake neighborhood. You turn off Greensboro Road at a black sign and a rail fence, with pasture on both sides and Lake Oconee Tree Farm and Nursery across the way, and for the first stretch it feels like a farm road on one side and a newly developed subdivision road on the other.

The water is further in. Loch Way runs down through open, flat ground, and the lots that reach the lake are around the coves at the far end, on two short streets that both dead-end at turnarounds.

Two Neighborhoods on One Road

The first part of Loch Way is a long row of interior lots with pasture behind them. No water, no dock, and a price that reflects it. Almost all of those houses have gone up since 2022, built and sold by the same developer.

Keep going and the road curves toward the coves. Meadow Court and Lullwater Lane branch off, each ending in a turnaround with the lots platted as wedges radiating out from it — narrow at the road, widening toward the water, so every one of them gets its own frontage. Those are the original lots and the oldest houses.

The two halves price differently and do not compare against each other. Recent waterfront closings have run broadly from the $500,000s into the millions depending on the lot, the frontage and the condition of the house, while the newer off-water houses have traded in the $300,000s and $400,000s. Both are Loch Haven. Neither is a comparable for the other.

Docks Older Than the Houses

On a good number of lots here the dock and the seawall are older than the house, sometimes by decades. There are houses built in the 2020s sitting on docks from the 2000s, and houses from the 2000s on docks from the 1990s.

That is how a lot of this lake started. Families from Athens, Madison, Eatonton and Greensboro bought a lot, put in a dock and a seawall, and that was their spot on the water — somewhere to keep the boat, somewhere to spend a weekend. The house came later, or came with the next owner.

For a buyer it means checking the dock and seawall dates separately from the house. A recent build here can easily have a dock twenty years older than the roof. But in general it is calm water back in this cove. A dock should last a lifetime.

Where Loch Haven Is on Lake Oconee

Loch Haven Lake Oconee sits on the Putnam County side, off Greensboro Road, with an Eatonton 31024 address. It is about five minutes to Publix and close to the Fish Tales marina boat launch.

It is part of the central commercial district stretch of the lake, and Whippoorwill Cove is its nearest neighbor.

The Coves

This is cove water rather than open lake. The shoreline runs back into wooded inlets, protected and quiet, with lawns coming down to the water on one side and standing timber on the other.

Reported water depth here runs around four to six feet on the listings that state it. That varies lot to lot, as it does everywhere on this lake, so confirm it for the specific property rather than assuming from the neighborhood.

Who Built It

Loch Haven was developed by William Love Walton, a Putnam County dairyman, with his partner James Dooley. The first houses went up in 1983 and lots were still selling into the mid nineties, so the street holds forty years of building.

An original eighties house on a cove lot and a 2024 build on the interior are different products with different buyers, but they now share the same neighborhood and the same community. So they have more in common than not.
