The new entrance on Scott Road.

Stillwater at Lake Oconee is a new D.R. Horton community of single-family homes and townhomes going up on Scott Road in Putnam County, just off Highway 44 on the Eatonton side of the lake. It sits on roughly 165 acres built around its own private lake.

It is a different kind of neighborhood for the middle of the lake: a builder community of new homes aimed at first-time buyers, a couple of minutes from both Publix stores, the restaurants and the marinas. I will keep this page updated as D.R. Horton releases pricing and the first homes close.

Where Stillwater at Lake Oconee Is Located

Stillwater is on Scott Road, the road that turns off Highway 44 at the traffic light just past the bridge on the Putnam side and runs through to Harmony Road. The entrance is on the left a short way down Scott Road.

The land lies between Scott Road, Hwy 44 and Harmony Road. Stonegate is across Scott Road along with a large number of Lake Oconee service businesses. The property, which sits beside the Presbyterian church, sat for sale for a decade or more waiting on the perfect buyer. It was, and still is, quite a piece of land to own this close to the lake and all that the Putnam side offers.

To the west, this subdivision is bordered (through a thick barrier of trees) by Sammons Parkway, another hub of Lake Oconee service providers. Fortis Siteworks is based on Sammons and rather smartly won the bid for the site development of Stillwater. They were able to cut their own road through the back of their home base and handle a large portion of the clearing and dirt moving without ever touching a main road.

The Homes D.R. Horton Is Building at Stillwater

Stillwater is part of D.R. Horton’s Express Series, the builder’s line aimed at first-time buyers. D.R. Horton is the country’s largest homebuilder, and it is already building at Kingston Ranch on the Buckhead side of the lake.

Six floor plans are listed for Stillwater. Between them they run from three to five bedrooms and two to three baths, in one- and two-story layouts starting at about 1,500 square feet, all with two-car garages. The builder lists quartz countertops and stainless appliances as standard. Some of the homes will be townhomes rather than detached houses.

The sales office is at 172 Michigan Drive, open Monday through Saturday from 10 to 6 and Sunday from noon to 6.

The Water at Stillwater Is Its Own Lake

Stillwater is not on Lake Oconee. The land sits just inland from the main lake. What it does have is a lake of its own. The property was planned around a private lake of a little over 20 acres and a smaller pond, and the community pier D.R. Horton lists is on that lake. It is a pretty setting for a builder community. This property has always been a bit of an anomaly in this area. Residents have been watching it for decades to see what would eventually end up here.

Stillwater Amenities

The amenities D.R. Horton lists for Stillwater:

  • Community swimming pool and cabana
  • Pickleball courts
  • A private pier on the community lake
  • Playground
  • Dog park
  • Pavilion and fire pits
  • Pocket parks through the neighborhood

How Big Stillwater at Lake Oconee Will Get

Stillwater is being built in three phases. The first, about 60 acres, is approved for 155 homes. The second and third, together about 105 acres, were awaiting approval this summer for another 121 and 111. If all three are approved as filed, Stillwater will hold close to 400 residences.

The county’s planning filings describe single-family lots of various sizes and townhomes. A July 2026 report in the Eatonton Messenger also counted apartments in the mix for the later phases, so the final makeup is not settled yet.

The land itself was zoned for commercial use until the county rezoned it as a residential planned unit development. Besides the Scott Road entrance, the plans the county reviewed also show connections to Highway 44 at Thunder Road and to Sammons Industrial Parkway. The Thunder Rd connection is already cut through and comes to an intersection with Hwy 44 between Sherwin-Williams and the Lutheran Church. Assuming it remains in place at the completion of construction, the Sammons Industrial Parkway connection is also in place and comes in immediately next to Fortis Siteworks.

Scott Road and the Traffic Question

Scott Road is mostly a working road today: contractors, showrooms and warehouses, Stonegate’s townhomes, and a cut-through to Harmony Road. Several hundred new homes will change that. The light at Scott Road and Highway 44 is already in place, and residents have raised the two-lane approach to that intersection as the likely bottleneck. The additional entry and exit points into Stillwater will certainly help, but Scott Rd will still feel an impact.

What Homes in Stillwater at Lake Oconee Will Sell For

D.R. Horton has not released pricing for Stillwater yet. For a sense of where it will land, the builder’s Kingston Ranch community at Lake Oconee lists homes from the low $300s, and Express Series homes are typically the most affordable D.R. Horton builds. But the builder will certainly take location into account and price with a small premium added.

Who Stillwater Suits

DR Horton markets their Express Series homes primarily to first-time buyers who want a new house with a warranty. People who work at Lake Oconee and want to live a few minutes from it are certainly in the audience for Stillwater homes. So are families who want a pool, a playground and neighbors their own age, and retirees who want new construction at a price that leaves room in the budget for a boat slip somewhere else.
