Kingston Ranch is a D.R. Horton community, still building, with a pool and a clubhouse already open and streets of lots still waiting on houses. It is much larger than you might expect for being somewhat out in the country. D.R. Horton is currently building another community right in the middle of the Lake Oconee business district but this one is out a bit so it appeals to a different type of buyer.

No house here has lake frontage. The neighborhood sits well back from the water, up behind the deep end of the cove past Sugar Bend if you are exploring by lake.

There does appear to be a plan for shallow creek access. You can see where it is meant to go — a gravel road heading down into the woods — though the curb has not been cut through to it yet.

Something is coming, though. The developer pulled a dock permit on the property in September 2026, and a deck permit earlier in the year. That is further along than a sign on a post and it does appear, that somewhere back in the woods, Kingston Ranch is actually on Lake Oconee.

It Took Three Tries to Get Built

This land was a family holding going back to at least 1950. In May 2007 they sold it to a development company that paved a road, put up a building and a sign, and then ran straight into the financial issues of 2008.

It foreclosed in 2011. A second owner took it on and foreclosed in 2018. It changed hands twice more before D.R. Horton bought it in 2021.

Two developers tried and neither could make it work. D.R. Horton is the one that did. The ground was cleared and ready seventeen years before the first house went up, and it took a national builder with the balance sheet to carry it to finally get houses on it.

All new construction in the low $330,000s to the mid $430,000s. Three to five bedrooms, one and two story, roughly 1,900 to 3,500 square feet. Public water and sewer, underground utilities, and a smart-home package as standard.

Lots are about a quarter acre and normal for a production subdivision. Nothing here is custom but nothing is old. If you want character or acreage this is the wrong neighborhood; if you want a new house with a warranty at a price nothing on the water comes close to, this is the place to look.

The pool and the clubhouse are built and open. There is a playground, a covered pavilion, and sidewalks throughout. That’s actually a bit rare out in the Buckhead/Morgan County side of Lake Oconee. Most neighborhoods have none.

$1,100 a year, which covers grounds maintenance and the amenities.

Does buying at Kingston Ranch get you lake access?

Not today, so it’s something you will want to confirm before writing an offer. Price it as a new house in Morgan County rather than as lake property, because the comparable sales that matter are other new construction, not waterfront. There are now several new neighborhoods that can be used to comp. This one may take a small discount due to its more distant location from the main business hub of the lake.
