Mostly Owned by Investors

A large share of Stonegate is owned by three or four parties holding units in bulk, most of them through LLCs, and rented out. One building of nine units is held entirely by a single owner. Another holds more than twenty-five spread across the community, accumulated over the years from individual owners, banks and mortgage companies.
The sales record shows how that happens: one recorded transaction here covers eight units at once.
That is the thing to understand before buying. If you are buying one to live in, most of your neighbors will be tenants rather than owners. If you are buying one to rent, you are entering a market several larger operators already know well.
Two Eras, and the Older Ones Are Bigger
The original townhomes went up in 2006 to 2008 at about 1,560 square feet, with the owner’s suite on the main floor. New construction was added in 2024 and 2025 at about 1,240 square feet, with the primary suite upstairs.
So the newer units are not the larger ones. The 2024 and 2025 builds bring nine-foot ceilings, quartz counters, soft-close cabinetry and stainless appliances; the originals bring more floor space and a main-level primary. They sell for roughly the same money, so which one suits you is a real decision rather than a question of budget.
All of them are three bedroom, two and a half bath.

Based on information from the Lake Country Board of REALTORS® MLS for the period November 3, 2025 through November 2, 2026.
Recent sales and current asking prices sit between about $220,000 and $240,000. That is the lowest entry point to living at Lake Oconee that exists.
There is no lake access here, and the location is practical rather than scenic. What you are buying is a new or newish three bedroom townhome, with a pool, minutes from the shops, the restaurants and the marinas, at a number nothing on the water approaches.
Scott Road Is About to Get Busier
Stillwater at Lake Oconee is coming to Scott Road — a considerably larger residential development at a higher price point than anything here now.
That changes the road. Expect traffic counts to climb on a route that currently serves a handful of businesses and one townhome community. Whether that helps or hurts depends on which side of the transaction you are on: more rooftops nearby tends to support values, and a busier cut-through is a busier cut-through.
Who Stonegate Suits

Somebody who needs to be at the lake on a working budget. Given where it sits, it suits anybody in the trades or home services — the businesses along Scott Road are a short walk or a two-minute drive.
It also suits an investor looking for a straightforward rental at the bottom of this market, which is exactly what most of the current owners are.
