In March 2011, I posted a Lake Oconee market update comparing the first eleven weeks of that year with 2010. Fifteen years later, I ran the same numbers for the same weeks of 2026. Lake Oconee home prices have nearly tripled: the average home in Greene and Putnam counties sold for $1,170,166 between January 1 and March 18, 2026, up from $397,443 in 2011, and the average lot went from $92,153 to $695,477.

Key facts: Lake Oconee home prices, 2011 vs. 2026

  • The average Lake Oconee home sold for $1,170,166 in early 2026, 2.9 times the $397,443 average in early 2011.
  • The average lot sold for $695,477, 7.5 times the 2011 average of $92,153.
  • At Reynolds Lake Oconee, the average home rose from $530,244 to $2,218,424 and the average lot from $134,917 to $1,113,525.
  • Homes sold in about half the time: 123 days on the market on average, down from 249.
  • Three times as many homes sold in the same eleven weeks, 123 in 2026 against 40 in 2011.

Lake Oconee Home Prices, 2011 vs. 2026

These are closed sales of single-family homes in Greene and Putnam counties, the same two counties I tracked in 2011, from January 1 through March 18 of each year.

Single-family homes 2011 2026
Homes sold 40 123
Sales volume $15,897,700 $143,930,412
Average sale price $397,443 $1,170,166
Average days on market 249 123

Three times as many homes sold, and they sold in half the time. In 2011 a Lake Oconee house sat on the market a little over eight months on average. In 2026 it was about four.

Lake Oconee Land Prices Then and Now

Land is where the change is biggest. In my 2011 update I wrote that land continued to struggle, and the numbers showed it: 14 lots sold in those eleven weeks for an average of $92,153.

Land 2011 2026
Lots sold 14 55
Sales volume $1,382,300 $38,251,250
Average sale price $92,153 $695,477
Average days on market 137 66

Lots that once sat for four and a half months now sell in about two. Raw land is getting more and more scarce around Lake Oconee, and a lot’s value depends on what you can actually build on it and where.

Reynolds Lake Oconee Prices, 2011 vs. 2026

In 2011 I broke out Reynolds Plantation, Reynolds Landing and Great Waters on their own. Here is the same group in the same weeks of 2026.

Reynolds Lake Oconee 2011 2026
Homes sold 9 36
Average home price $530,244 $2,218,424
Home days on market 358 146
Lots sold 3 30
Average lot price $134,917 $1,113,525
Lot days on market 164 58

2011 was close to the bottom inside the gates. In January of that year the developer of Reynolds Plantation defaulted on its loans, and MetLife bought the community in 2012 and renamed it Reynolds Lake Oconee in 2015. A Reynolds lot that averaged $134,917 in early 2011 averaged more than $1.1 million in early 2026, and ten times as many of them sold.

What I Wrote About the Lake Oconee Market in March 2011

That spring the market was starting to move. Home sales were up over the same weeks of 2010, I took three new listings in one week, and five buyers asked me to show them Lake Oconee property. Land was the one part of the market still waiting for its turn.

How These Lake Oconee Numbers Were Pulled

The 2011 figures are from my March 21, 2011 market update, exactly as I published them. The 2026 figures are every closed single-family home and land sale in Greene and Putnam counties from January 1 through March 18, 2026, with rentals left out. Eleven weeks is a short window, so a handful of large sales pull the averages up, and the 2026 Reynolds group includes every neighborhood inside the gates.
