Sailview is a gated neighborhood located just north of Sugar Creek Marina. It is considered one of the more premier subdivisions in this area of Lake Oconee. The neighborhood is very well cared for and the residents take pride in both their yards and homes. Sailview is still building out and almost all of the homes inside that gates were built within the last ten years.

Where Sailview Is

Off Reids Ferry Road on the Morgan County side, very close to Sugar Creek Marina. The Parks Mill Road bridge crosses just south of it, and Sugar Bend and Hickory Point sit across the water to the east.

There is a second gate at the back of the neighborhood, at the end of Shadow Lake Drive where Eagles Nest ends.

The Amenities

Two community boat docks, a beach, a playground, walking trails and common space for events. The docks sit on their own acre of common ground owned by the property owners association, and they are open to every owner, so an interior lot still gets you on the water. Both docks and the playground went in around 2013 and 2014.

Sailview Drive runs along the shore and those lots have private frontage and their own max docks. The interior streets sit behind, and some of the lots back there are large — several times the size of a typical waterfront lot.

Two Prices, One Neighborhood

The two streets trade in different brackets. Waterfront sales on Sailview Drive have run from the high $600,000s in 2019 up through the $1.2 million to $1.95 million range in recent years. Interior sales on Spinnaker Road have run in the $620,000s to $750,000s.

The gap is the water and the private dock. Everything else is the same whichever street you buy on.

It Started as Something Else

The land was a family holding and was first platted under the name Whytestone. That development went into foreclosure in 2009 and the bank held it for four years.

A second developer bought it in 2013 and built out what you see now, putting in the docks and the playground over the following year and deeding the common ground to the property owners association. That is why the neighborhood has an older road layout and almost entirely new houses on it.

The Houses

Everything in the sales record is custom and relatively recent. Build years run 2014 on up to this year, and the neighborhood is still filling in, so empty lots and finished houses sit on the same street.

Sizes range widely, from about 2,600 square feet up past 6,000. Lots in the record run from just over an acre up to about 13 acres.

Western Exposure

The waterfront here faces west across the channel, so the lake views carry the evening light and the sunsets. More than one listing has made the sunset views an anchor point.
