Misty River Landing is a small, non-gated lakefront neighborhood on Misty Lane and Misty Way, on the Putnam County side of Lake Oconee near Eatonton. It sits in the historic Phoenix area of the lake, directly across the road from Phoenix Lake, with the Phoenix Shores townhomes sitting between it and the Old Phoenix Road bridge. It is about as central as Lake Oconee gets — eight tenths of a mile from Cuscowilla, minutes from Lake Oconee Village, and next door to the Italian Chophouse on Lake Oconee and its open-air Lakefront Pavilion, in the old Bone Island Grille space. Residents go to dinner by boat.
It has no homeowners association at all. Not a voluntary one, not a nominal one — listings here state plainly that there is no HOA.

A-Frames, Log Homes and Flat Ground
Most of the homes here were built between 1987 and 1997, and that narrow window gives the neighborhood a look you don’t find in newer subdivisions. There are A-frames, a true log home, ranches and cottages with wrap-around porches, stone fireplaces and tongue-and-groove vaulted ceilings.
Most have been renovated at some point, several extensively, so the era tells you the shape of the house rather than its condition. The roads in the subdivision are flat, as are the lots, notably so. That is a huge positive for many Lake Oconee home shoppers. What might be a small tradeoff in view becomes a fantastic property for family gatherings, sports, and easy walk-out style homes.
The Water Is Good Here
The water in this cove is deep, and many properties carry max docks. Depth and frontage both vary lot by lot, so confirm them on the specific property rather than assuming from the neighborhood.
The orientation matters too. Many of the homes here look across the water to the Peninsula, one of the high-end townhome/condo communities at Lake Oconee, and others look back across at Whippoorwill Cove on the far bank. It’s also right next door to Phoenix Shores, an equally nice lock and leave community. Many of the lots in Misty have amazing sunset views as well.
Who Misty River Landing Suits
It suits someone who wants a deep water cove and a central position without a club, a gate or a rulebook. No HOA and quick access to every service or good available at the lake is a massive appeal. With no HOA you can park the boat trailer where you like, build what you like, pay nobody.
It also suits someone who wants character over square footage. An A-frame or a log cabin on the water, walkable to a max dock in eight feet of water, minutes from the Village, Cuscowilla, Ace Hardware, and the new Eatonton Publix.
It will not suit everyone. No HOA cuts both ways: nothing is maintained collectively and nothing governs what a neighbor does with their lot. The houses are all thirty to forty years old and the ones that have not been renovated will likely need it.
