Where Oakdale Forest Is Located on Lake Oconee
Oakdale Forest is on the east side of Carey Station Road, about two miles up from Highway 44 and on the opposite side of the road from The Bluffs at Carey Station. Coming from Hwy 44 you pass Traditions at Carey Station on the way, and the Oakdale Forest entrance is on the right. Like its neighbors on this road, it is an inland community a few minutes from the Lake Oconee commercial district, with no lake access of its own.

The Cottages Planned at Oakdale Forest
Lagom Development plans two cottage designs for Oakdale Forest, both single-family detached houses with their own yards. The two-bedroom, two-bath cottage runs 1,000 to 1,200 square feet with an open living plan. The three-bedroom, two-bath cottage runs 1,200 to 1,500 square feet with more storage.

These are smaller houses than most of what is being built around Lake Oconee right now. Lagom builds for first-time buyers, essential workers and working families, with homes sized for how people actually live and priced within reach. Lake Oconee News reported in June 2026 that nearly 30 acres of the site will be kept as community open space.
Building With SIPs at Oakdale Forest
Lagom builds its houses from structural insulated panels, known as SIPs. Each panel is a thick layer of rigid foam bonded between two structural boards, made in a factory and assembled on site into walls and roofs. Lagom manufactures its own panels.
The advantages are a tight, well-insulated house that is quieter and cheaper to heat and cool, and a faster build. Lagom puts the energy savings at about half of a conventionally framed house. In September 2026 the company was selected to exhibit at the U.S. Department of Housing and Urban Development’s Innovative Housing Showcase in Washington.
When Building Starts at Oakdale Forest
Lagom lists the first phase of 50 cottages as available now, with Phases 2 and 3 bringing the community to 186 homes. Greene County approved the final plat for the first phase in January 2025. On the ground, the streets are laid out and signed, the neighborhood’s water system is built and fenced, and no houses are under construction yet.

What Homes in Oakdale Forest Sell For
There are no sales at Oakdale Forest yet. Lagom’s starting prices are $249,000 for the two-bedroom cottage and $275,000 for the three-bedroom. That is a lower cost of entry than the new homes across Carey Station Road at The Bluffs, where base prices start in the high $300,000s.
Expect the final price of any one cottage to depend on its lot and options, as it does with every builder. Once homes close, I will add the actual sale prices here.
Who Oakdale Forest Suits
First-time buyers, and anyone who wants a new, efficient house without paying for space they will not use. People who work at St. Mary’s Good Samaritan Hospital, Lake Oconee Academy or the businesses along Highway 44, all a few minutes away. Buyers who want a low-maintenance home base near the lake for weekends.
