Blue Heron Cove is a townhome community on Crane Lane, off Scott Road, and it is about as centrally located as anywhere on Lake Oconee gets. There is a pool, a clubhouse and community boat slips, and you can walk across the road to dinner. There are also a couple of things at the front door that you should see for yourself before you decide.

Two Communities in One

This is the thing to understand first, because it explains almost everything else about the place. Blue Heron Cove was built in two phases, seventeen years apart, and nothing in between. The market record shows exactly two build years: 2007 and 2024.

The original units, 2007

These are the larger homes, and they have had time to settle in — mature landscaping, established owners, the look of a neighborhood rather than a development.

The new build, 2024

Thirty-seven townhomes by Direct Residential Communities, and they are noticeably smaller than the 2007 units. Three bedrooms, three and a half baths, with an optional walk-out basement that can be finished or left for later, and an optional patio.
Of those 37, 15 are direct lakefront and 22 are off the water, and every unit has access to the community boat slips.

What that means if you are shopping here

You are choosing between more space in an older unit or less space in a new one, and the new ones cost more. That is a real decision rather than an obvious one, and it comes down to whether you would rather have the room or the warranty.

The Amenities

There is a swimming pool with a small clubhouse attached, and community boat slips with day docks on the water. For a townhome community at this price, that is a strong list — a pool you did not have to build and maintain, and a place to put a boat.
Everything outside your walls is maintained for you. That is the point of buying here rather than buying a small house, and it is what the dues are paying for.

The Location Is the Point

You can walk across the road to the Lake Oconee Bistro and walk home again.
Either Publix is minutes away, marinas, restaurants, St Mary’s Good Samaritan Hospital, The Ritz-Carlton at Reynolds, and several championship golf courses.
For a lock-and-leave second home or a downsize, that combination is genuinely hard to beat on this lake.

What Is at the Front Door

There is a drive-through restaurant immediately at the entrance, on Scott Road, Wingmaxx is a well-liked local business — family owned, and it has won awards for its wings. Traffic can be heavy around the area at certain times a day. However, the light installed a few years back at Scott Road has helped immensely.

And something new arriving at the same corner

Worth knowing, because it cuts the other way. A renovated log cabin at 101 Ellman Drive, at the corner of Scott Road, is becoming Kate Gordon — the first physical location of the Rolling Clover brand, a project by the actress JoAnna Garcia Swisher in partnership with the team behind Table at the Lake and the Burch x Boathouse. The plan described is a cafe, retail, cooking classes and event space.
It sits across the corner from Blue Heron Cove, so this neighborhood gains a destination at its front door as well.

What the Dues Cost

Dues currently run $325 a month — $3,900 a year. That figure is confirmed twice over in the record: it is what current listings state, and it matches the builder incentive that ran through the 2024 sellout, which offered two years of paid HOA described as a $7,800 value.
They have climbed. Records from 2018 and 2019 put dues nearer $200 a month, so the increase over seven years has been substantial. Budget $325 to $400 a month going forward rather than treating the current figure as fixed.
For a townhome with a pool, a clubhouse, boat slips and no exterior maintenance, $3,900 a year is not unreasonable. But it is roughly $325 added to your monthly cost before the mortgage, and it is the number people most often leave out when comparing a townhome here against a small house elsewhere on the lake.

A note on the neighbor behind

Behind Blue Heron Cove — on the landward side, away from the water, at the corner of Ellman Drive and Scott Road — sits Lakeview Senior Gardens, a 55+ apartment community with one and two bedroom homes, a fitness center, a community room, a business center and a picnic pavilion.

What the Market Here Looks Like Now

The 2024 phase sold out, and while it was selling it dominated everything. Most of the activity in this community over the last couple of years was new units being delivered rather than ordinary resale, and new-build sellouts behave differently from a normal market.

That phase is largely absorbed now, so what comes next will look like regular resale. Do not read the pattern of the sellout as the normal state of things here.

One thing that has held throughout: listings here take a while. Four or five months to go under contract is closer to normal than fast, which is slower than much of the lake. That is worth knowing on both sides, because patience has been required here even while values held up.

Who Blue Heron Cove Suits

Weekenders, downsizers and second-home buyers who want the lake without owning any maintenance, and who value being able to walk to dinner more than they value a private lot. If you want lock-and-leave, this is one of the strongest options on the lake.
It suits you less well if you want a yard, privacy, or a quiet approach to your front door.
