What This Land Used to Be
Margie and I lived on Parks Mill Dr. in Parks Mill Crossing from 2010 to 2014, in a house that looked out over what is now Sunset Bluff. Back then it was a wooded lake parcel with an open field behind it. The field is where the homes on Askew Trail sit today.
One story from those years tells you what the place was like. Margie was driving our brand new truck out of the neighborhood when a deer came across that field, jumped the fence, and hit the side of the truck. Not the other way around. She was not going anywhere near fast enough for that to be her fault.
Those deer have moved on to the large undeveloped tracts between Sunset Bluff and the back side of Del Webb, which is still where you will see them. A couple of genuinely beautiful working farms sit along the drive in, and that stretch of Askew Road is one of the more pleasant approaches to a new neighborhood anywhere on this lake.
The Sunsets Are the Point
Sunset Drive is named for what it does. The lakefront lots here sit high on a bluff over the main channel of Lake Oconee, facing west across open water. That combination — elevation plus a western exposure plus big water rather than a cove — is what produces the evening light this neighborhood is known for.
A dinner party on one of these lots means your guests get the show whether they asked for it or not.
What you look across at
Directly opposite, on the west bank in Morgan County, is the site of Camp Buckhead — a new luxury community just beginning development. It is planned at roughly 300 acres with only 45 homesites, built around the idea of a Georgia fish camp rather than a golf resort.
For a Sunset Bluff owner that matters in a useful way. The far shore of your view is going to be developed at very low density by people paying a great deal for the privilege of not crowding it. There are worse things to have across the water from you.
Four Streets, Two Different Products
Sunset Drive and Sunset Bluff hold most of the lakefront, high on the bluff over the main channel. Frontage is generous and the water off this stretch runs deep, though depth varies dock to dock as it does anywhere on this lake.
Askew Trail and Askew Road are mostly interior lots on roughly three-quarters of an acre to an acre, with community water access rather than private frontage. There is at least one significant exception on Askew Road, which is lakefront.
The boat garage
Worth knowing because it is genuinely uncommon. Homes here were offered with the option of a boat garage on the property, and several have one, in addition to the usual attached garage. If you are tired of paying for dry storage or wrestling a trailer into a side yard, that is a real feature rather than a brochure line.
Still Building
Sunset Bluff is not finished. Greene County issued a permit for a new house on Sunset Bluff in September 2025, and homes are currently advertised for completion into 2026.
Practically, that means two things. You may be able to buy new here rather than resale, which is rare on this lake. And you should expect construction traffic on the streets for a while yet.
Who Sunset Bluff Suits
Buyers who want a new house without a gate, a club membership or a golf assessment, and who value being close to things — St. Mary’s Hospital, Lake Oconee Academy, and the Highway 44 shopping and dining corridor are all minutes away rather than a drive.
It suits you less well if you want an older lake cottage with character, a large acreage tract, or a neighborhood that has finished settling. And if you want lakefront here, understand that you are competing for a small number of bluff lots in a neighborhood where sellers have historically got their asking price.
