The Bluffs at Carey Station, Lake Oconee | New Home Community Guide

The Bluffs at Carey Station is a new Dream Finders Homes subdivision of two-story single-family homes on Carey Station Road in Greene County, Greensboro. It sits about a mile and a quarter from Lake Oconee Academy and a mile and three-quarters from St. Mary’s Good Samaritan Hospital, in a growing residential corridor on the Greene County side of the lake.

It is one of two new subdivisions that started going in along Carey Station Road in 2025. The other is Oakdale Forest, where the road and the sign are in but no building has been announced yet. Meanwhile the last phase of homes at Traditions at Carey Station is being finished just down the road. Dream Finders held its grand opening on September 3, 2026, and the houses have been going up quickly ever since. I will keep this page updated as the amenities open and the first homes change hands.

Where The Bluffs at Carey Station Is Located on Lake Oconee

The Bluffs is inland on Carey Station Road, about two miles up from Highway 44, in the Lake Oconee commercial district. Coming from Hwy 44 you pass Traditions on the way, and the stone and timber entrance is on the left. New Construction at The Bluffs at Carey Station

Dream Finders Homes, a national builder based in Jacksonville, Florida, is building The Bluffs in two collections named for the width of the homesite.

The 50-foot collection has four plans running from 1,900 to 2,300 square feet with four or five bedrooms. The 65-foot collection is the larger of the two: six plans from 2,500 to 3,170 square feet with four to six bedrooms on wider lots.

Every plan is two stories, in what the builder calls a farmhouse style. Some put a primary suite on the main level, and one has two of them, one on each floor. Some plans add a covered patio with an outdoor fireplace.

Bigger Than It Looks From Carey Station Road

From the road you see the entrance, the first few streets and the model home, and it is easy to drive past thinking that is all there is. Once you are inside, the land opens up to the north behind a screen of trees you cannot see through from Carey Station Road. It is a much larger subdivision than the frontage suggests.

The Streets of The Bluffs at Carey Station

The streets are named for writers: Dickens Road, Homer Way, Whitman Way, Joyce Court, Melville Court, Conrad Court and Orwell Lane. The sign at Dickens Road spells it Meliville Court, though the county records have Melville right. One has to assume that was a print error and will be fixed one day.

The Bluffs at Carey Station Amenities

The amenities Dream Finders lists for The Bluffs:

• A resort-style pool with a pool house
• A covered pavilion with a fire pit
• A playground

At the grand opening these were still described as planned, so check what is finished when you visit. Pickleball courts and a clubhouse are also mentioned on some of the builder’s listings but are not yet confirmed.

Schools and Drive Times From The Bluffs at Carey Station

Lake Oconee Academy is about a mile and a quarter away and St. Mary’s Good Samaritan Hospital about a mile and three-quarters. Highway 44 and its shops and restaurants are a bit over two miles down Carey Station Road.

The Bluffs is in the Greene County School System. Lake Oconee Academy is a public K-12 charter school, and the subdivision’s location close to it is a big part of the appeal.

What New Homes in The Bluffs at Carey Station Sell For

Dream Finders lists base prices from the high $300,000s in the 50-foot collection and from the mid $400,000s in the 65-foot collection. Finished and under-construction homes, with the lot and options priced in, have been listed from the high $300,000s into the $500,000s.

That starts below where Traditions has been selling since 2022. With Oakdale Forest in this same corridor there will likely be some price competition along Carey Station Road for both new builds and resales.

Who The Bluffs at Carey Station Suits

Buyers who want a new house a short drive from Lake Oconee Academy are the obvious fit. So are people who work at the hospital or along Highway 44 and want a short commute, and buyers who want new construction with a builder warranty at Lake Oconee.
