Traditions at Carey Station, Lake Oconee | Neighborhood Guide
Traditions at Carey Station is a subdivision of newer single-family homes on Carey Station Road in Greene County, right next door to Lake Oconee Academy and about a mile from St. Mary’s Good Samaritan Hospital. It is not on the water so it does not have lake access of its own. People buy here for the location, the price, and the families.
Traditions wasn’t the first neighborhood of its kind around Lake Oconee, but it was one of the first truly successful ones, and much of that had to do with timing and location. You can literally walk next door to Lake Oconee Academy.
My husband and I actually looked at Traditions before we bought our house in Reynolds Landing. We would have been the very first buyers in the neighborhood. But having lived through 2009 to 2011, we were too nervous that it would become one of those dead neighborhoods with two model homes fronting a street of blank lots. Boy, that couldn’t be further from what actually happened here.

Where Traditions at Carey Station Is Located on Lake Oconee
Traditions at Carey Station sits inland on Carey Station Road, just off Highway 44 in Greene County, in the Lake Oconee commercial district. There are two ways in: McInteer Circle off North Campus Drive, and Reunion Lane off Carey Station Road, a second entrance and exit added with Phase II. St. Mary’s Good Samaritan Hospital is about a mile away, and Publix and the shops and restaurants along Highway 44 are a few minutes’ drive. North Campus Drive is one of the two main roads into Lake Oconee Academy, and traffic on it shifts during carline every school-day morning and afternoon, so plan for that. The Reunion Lane entrance is the easier way in and out at those times.
Inside Traditions at Carey Station
New Leaf Homes, now New Leaf Custom Homes, has been building Traditions in phases for more than a decade, working from a set of named plans that run from ranches to one-and-a-half and two-story homes. Many of them put the primary suite on the main level. The third phase broke ground in 2022 with 35 more homesites, and building has carried on since, so the subdivision is still filling in.
Three streets make up the neighborhood: Legend Drive, McInteer Circle and Reunion Lane, with sidewalks, period street lamps and craftsman-style homes with front porches on compact lots. Traditions is set up to keep as much traffic as possible off its roads: mail is delivered to a central point rather than to each house, the pool is a walk away, and children can walk or take a golf cart to school.
The Community Pool at Traditions at Carey Station
The community pool was added around 2023. It has lap lanes, lounge chairs and a pool house with a covered cabana and restrooms, and the association runs it.
Lake Oconee Academy and Traditions at Carey Station
For families, the academy is the draw. Lake Oconee Academy is a public K-12 charter school, and Traditions sits right next door, close enough for children to walk to school. The subdivision is golf cart friendly, and carts can be used for the drop-off.
Living in Traditions does not guarantee a seat, though, and it gives no priority. Any Greene County resident can apply to Lake Oconee Academy. The school has one county-wide attendance zone, and when a grade has more applicants than seats, places are filled by lottery each spring. Living next door makes the walk easy. But it does not change the odds unfortunately.
Homes and HOA in Traditions at Carey Station
Since 2022, homes in Traditions have sold from the low $400,000s up to the mid $600,000s, with most landing between about $450,000 and $600,000. New construction sets the top of that range, and the top has moved up every year though that upward climb seems to have stalled by late summer 2026. Most of what sells here is still new construction, and resales come up less often.
There is a homeowners association, and dues have climbed steadily over the years. The most recent figure is $675 a year; budget for something in the $650 to $750 range.
