The Waterfront on Lake Oconee is a gated community of lakefront condominiums beside the marina off Collis Marina Road, on the Putnam County side of the lake near Eatonton. The condos sit in three-story buildings spread around a point and a quiet cove, and many of them look straight out at some of the biggest open water on Lake Oconee.

It was built in 2006 and 2007 and first recorded as South Bay at Lake Oconee, which is where South Bay Road gets its name. It took The Waterfront name in 2012, and it has been a favorite lock-and-leave choice on the lake ever since. Every condo is one-level living with an elevator in the building, the association handles the outside, and the marina next door handles the boat.

Big Water Views at The Waterfront on Lake Oconee

The Waterfront on its point, with the open lake beyond.

The view is why people buy here. The Waterfront faces one of the widest stretches of Lake Oconee, and from the upper floors you look out over miles of water. The buildings on the point have water on three sides. The ones along the cove look across a quieter stretch toward the marina, which is a nice spot to watch the boats come in at the end of the day.

The buildings are laid out so the porches face the water. Most condos have a covered deck, many add a screened porch, and on the top floors the great rooms have vaulted ceilings.

The Condos at The Waterfront on Lake Oconee

Each building has six condos, two per floor, with an elevator and stairs, so you do not share a floor with more than one neighbor. Every condo is on a single level, which is a big part of the appeal for buyers who are done with stairs.

There are six floor plans. Only 11 of the 72 condos are two-bedroom, two-bath plans, at about 1,390 to 1,485 square feet. The other 61 are three-bedroom plans running from about 1,665 square feet up to the largest plan at about 2,000 square feet, which has three bedrooms that each have their own bath plus a powder room. Only nine condos have that largest plan. Many have a wood-burning fireplace in the great room and a lake view from the primary bedroom.

Garages are rare in lake condos, and here most of the condos that have sold came with their own deeded one-car garage, a detached 12 by 22 bay in one of the garage buildings on the property. Not every condo has one, so check the listing. They are handy for a car, a golf cart or the jet skis, and some condos also come with a storage closet off the hallway.

Amenities at The Waterfront on Lake Oconee

The community is gated, and the clubhouse is the center of it. It has a full kitchen that owners reserve for family gatherings and parties, and out back is a saltwater pool about 75 feet long, a hot tub, a wood-burning outdoor fireplace and gas grills. The owners have an active social committee, so there is usually something on the calendar. The association owns all 8.5 acres of common ground outright, including the clubhouse, the pool, the docks and more than 2,000 feet of seawall along the shore.

The monthly dues cover a lot. Recent listings describe them as including water and sewer, trash, exterior and building maintenance, landscaping, the property insurance on the buildings, the elevators, the gate and the docks. Inside your own condo is yours to keep up, and everything else is handled.

Boating From The Waterfront on Lake Oconee

There are no reserved slips, and the docks are first come, first served for residents and their guests. Jet skis, kayaks and paddle boards tie up along the inside of the docks by the seawall. Not having a slip of your own is rarely a problem here, because the marina next door is a short walk away. It has dry storage for your boat, fuel, a ship store and a boat club, so you can keep a boat there and have it waiting at the dock when you want it, or skip owning one altogether.

The Story of The Waterfront on Lake Oconee

The Waterfront tells the story of a lot of this lake after the recession. The land was part of the old marina property on Collis Marina Road, which passed from the Collis family to Donald Brantley in 1991 and later to Brantley Marina & Gun Shop. In 2005, S&P Lake Properties bought it, and in the summer of 2006 they broke ground on South Bay at Lake Oconee, a plan for 114 lakefront condos.

The buildings went up in 2006 and 2007, just as the market turned. Only the 72 condos here were finished, and the pads for the rest of the plan, across the cove, sat empty for a decade. That point was finally built out starting in 2017 as Enclave at Lake Oconee, with its own townhome layout in place of the condo buildings first planned there. The developer’s loan went to foreclosure in 2010 and 2011, and the property passed to RES-GA Oconee, the company that ended up holding that loan. It renamed the community The Waterfront on Lake Oconee in 2012, sold the condos over the next several years and deeded the clubhouse, pool, docks and common ground to the owners’ association in 2017. That is why many of these condos sold for the first time years after they were built.

Selling The Waterfront on Lake Oconee in 2012

In 2012, Coldwell Banker was brought in to handle sales for the newly renamed Waterfront, and I was one of the agents assigned to the sales desk there. Day in and day out I sat at that desk, and many days I sat there alone. It was still early, and second-home buyers had not come back to the lake yet. Only a few of the buildings were finished, and across the cove the pads from the original South Bay plan, where Enclave at Lake Oconee stands today, sat empty, with no word on when anything would be built on them. They were a daily reminder of how hard the recession had hit Lake Oconee, and the rest of the country, and how slowly everyone was climbing back out.

There was a lot of hope that the second-home market would return, and I handled some of the early sales to the brave buyers who were ready to take that leap. I stayed at that desk until I was too pregnant with our first child to make the drive out every day. Looking at what these condos sell for today, those early buyers were right.

What Condos at The Waterfront on Lake Oconee Sell For

Through 2020, condos at The Waterfront traded from the high $200,000s into the low $400,000s. Prices climbed quickly after that. Since 2024, the three-bedroom condos have sold from about $500,000 to just over $700,000, with the top-floor units and the largest plan at the high end. The two-bedroom condos are the lowest-priced way in.

The Waterfront sees more sales than most small communities on the lake, usually several a year, so buyers who are patient tend to get a choice of floor, plan and view. Floor and view matter to price here. Top-floor units have the vaulted ceilings and the longest views, and walk-out ground-floor units appeal to buyers who want to step straight onto the lawn.

Dues are set by the size of the condo and have risen steadily over the years. Recent three-bedroom sales show them in the $840 to $900 a month range, and the two-bedroom condos run a little less. Buyers also pay a one-time initiation contribution to the association at closing, equal to two months of dues. Budget for both when you compare The Waterfront to a house, and remember what the dues cover.

What Is Coming Near The Waterfront on Lake Oconee

The Len Resort & Residences, a Marriott Autograph Collection hotel with 49 residences and a large marina, is under construction at the start of Collis Marina Road, on the way in. It broke ground in September 2024, and its developers expect it to open in 2028. That will bring resort dining a few minutes from home and more traffic on Collis Marina Road. The covered boat and RV storage lot between the two, about seven acres of land that was once part of the plan for more condos here, is now being marketed as a redevelopment site, so expect more change along the road. Who The Waterfront on Lake Oconee Suits

Weekenders from Atlanta, Augusta and Macon are the classic Waterfront owners: drive down on Friday, walk to the boat, lock the door on Sunday. It also suits full-timers who want one-level living on the water without a yard, a dock or a roof to worry about, and buyers who want a gated lakefront condo with a garage. It is not the place for a vacation rental: leasing is limited to hardship permits from the board, with a one-year minimum. And if you want your own boat slip outside the door, look at Enclave at Lake Oconee next door, where every townhome comes with one.
