Built in Two Waves, Twelve Years Apart

The first townhomes went up in 2005 and 2006. Then the developer went under in the 2008 crash, and the unsold units and the surrounding land went to the bank — which failed too, putting the whole thing through the FDIC before it sold on in 2010.
Over the following years the original units were sold off one at a time to individual owners. The land sat. New owners made improvements before covid, then started the second wave of townhomes in 2021.
There is still undeveloped land here. Given what is going on around it, that could end up commercial rather than residential.
Half of It Has Never Been for Sale
The 2021 buildings — seven of them, more than fifty units — are all held by a single owner and not one has ever sold. They are rentals.
If you are buying, the comparable sales all come from the 2005 and 2006 buildings, because the newer ones have no sales history. And if you are buying to rent, you are competing with a professional operator who owns half the neighborhood.
Who Actually Lives Here
A real mix. Full-time residents, second-home owners, and a large rental population — much of it international staff working at the Ritz-Carlton and inside the gates of Reynolds. It is now commonplace to be served by a worker from Jamaica or St Lucia while you are dining at the National Tavern or Gaby’s.
That last group grew sharply around covid as the resorts leaned harder on visa workers, and most arrive without cars. Seeing people walking Lake Oconee Parkway to and from Publix was unusual at first. It is an ordinary sight now.
The Townhomes at Park Place and What They Cost

The 2005 and 2006 buildings come in two sizes. Around 1,300 square feet with two or three bedrooms, and around 1,750 with three or four. The 2021 units are smaller again, close to 1,250, two bedrooms and two and a half baths. Some of the original units look out on the pond.
Prices have run up over the years. Sales in 2019 stayed in the $100,000 to $150,000 range. By 2022 that range had moved up to $200,000 to $250,000. Recent sales have settled in the $225,000 to $275,000 range.
Who Park Place Suits
Somebody who wants to be here without paying lake prices, and does not need a dock. The location and the price are the product — you can walk to stuff from here. And you can drive to nearly everything in five minutes or less.
It also suits an investor. These rent easily, the dues cover the exterior, and plenty of people who already live at the lake own one as an income stream. That is a large part of why they trade as often as they do. There are no homes for sale in Park Place at Lake Oconee right now. Here are similar homes for sale nearby.
