Camp Buckhead is 300 acres on the western shore of Lake Oconee’s main lake channel, and it is one of the most interesting things happening on this lake right now. Forty-five homesites on ground that once applied for roughly ten times that. The roads are in, the first structures are going up, and most of the waterfront is already spoken for.

What This Land Was Nearly

In October 2022 the same ground went through regional review as a project called Oconee Beach Club. The filing proposed 250 to 300 single family homes, another 100 to 150 attached units, and either a 75-room hotel with glamping or 50 more multi-family units. On top of that, 150,000 square feet of commercial: dining, a marina, a waterfront beach, a boat storage shed, a farm and a garden market. Three gated entrances. The traffic study projected 1,641 new trips a day. It appears they were going for approval on the absolute largest, busiest project they could conjure.

Luckily, that never happened.

What got built instead is 45 lots — wide meadows, big stands of hardwoods and pines left alone, and a road that curves around things rather than through them. Camp Buckhead is a luxury, gated, resort neighborhood and it could not be a more perfect fit for the Lake Oconee lifestyle.

The Homesites

Forty-five lots on 300 acres, running about one to three acres each. Thirty-one are waterfront and those have sold fastest — as of autumn 2026 the developer lists 17 of the 31 still available.

Waterfront homesites have been priced from about $1 million to $2 million, and they come pre-approved for max docks.

You buy the lot and build. Camp Buckhead is going for a very particular look and feel so one has to assume there is quite the architectural review process.

The Barn and the Pavilion

The shared amenities are more than most new communities here attempt.

The Barn is the main building: fitness space, a locker room with cold plunge and sauna, gathering porches, fireplaces, a bar and catering kitchen with its own kitchen garden, two pickleball courts, a tennis court, a golf simulator, an event lawn, and a stocked pond with a fishing pier for children.

The lakeside pavilion carries a ten-slip community dock, a fire pit, a fireplace, dining and gathering areas and an outdoor grilling kitchen.

And five miles of trails through the woods, the meadows and along parts of the shore.

A Lake Community Without a Golf Course

Every other gated community on Lake Oconee is organized around something. Reynolds and Cuscowilla and Harbor Club are organized around golf. Del Webb is organized around an active 55+ lifestyle. Camp Buckhead is organized around an idea — the old Georgia fish camp, rebuilt at a price those camps certainly never commanded.

The architecture is drawn from cabins, barns, farmsteads and lodges, handled by several different firms so that no two houses match. The land is held at 40 percent open space. There is no course, and the nod to golf is a simulator inside the Barn.

There seems to be an appeal. Fourteen of the 31 waterfront lots went under contract inside the first year.

Who Camp Buckhead Suits

A buyer who wants to build something specific on a large waterfront lot, who values the land around the house as much as the house. The dock pre-approval, the lot sizes, and the idea behind the Camp Buckhead community are the reasons to pay what these cost.

Carefully, because there is nothing quite like it here. The lot sizes, the preserved acreage, the successful developer behind it, the unique look and styles are something new for Lake Oconee. It should roughly compare to some properties inside both Reynolds Lake Oconee and Cuscowilla. Until the neighborhood is built out and we see some resales pop up and sell, Camp Buckhead will be a bit of a challenge to value. Lots here are released by the developer, so the homesites themselves are not something I list. What I can tell you is what the rest of this lake is doing.
