Beau Rivage is the last neighborhood on Lake Oconee in Greene County going west. Keep on Highway 278 past the turn and the road crosses the Apalachee River into Morgan County. The turn itself is Reid Duvall Road, and about a mile in you come to stacked stone columns, white three-rail fence, lanterns, and a pair of palm trees standing either side of the sign.

The name is French for beautiful shore, and whoever platted it carried the idea straight through into English: the one street on the water is called Shoreline Drive.

Where Beau Rivage Is on Lake Oconee

Beau Rivage sits at the upper western end of the lake, on the Apalachee River arm. The Apalachee is one of the two rivers that make Lake Oconee — it comes down out of Gwinnett County and meets the Oconee River in the lake west of Greensboro — and Beau Rivage is the last Greene County neighborhood before Highway 278 crosses it into Morgan County. It is part of the broader Northern Greene County and Upper Lake area.

Mail here goes to a Madison 30650 address even though the neighborhood is in Greene County. The nearest post office is in Madison; the county line is the river.

Cross that line and the same water becomes Morgan County. Waterstone Farms sits a little downstream on the far bank, which is a useful comparison if you are weighing this end of the lake: same arm, different county, different schools, and a very different association.

The Drive In

You drive Beau Rivage Drive through the whole interior part of the neighborhood before you see the lake. That stretch is clean and well kept — newer houses, mown lots, and one large metal building finished out as a very well done and cute home. More than two dozen interior lots are already platted, with land and room for more, and Oak Grove Terrace is laid out to come off the cul-de-sac at the end of Shoreline Drive and open up several more.

Where Beau Rivage Drive meets Shoreline Drive there are further lots platted to the north, but that road has not been formally cut in. Apart from one undeveloped waterfront lot at the intersection itself, everything built is south of that corner.

Homes and Lots in the Beau Rivage Subdivision

Eleven waterfront lots on Shoreline Drive, running about an acre to an acre and a fifth, with reported frontage between roughly 120 and 135 feet. Most of the waterfront houses went up around 2005, with newer construction filling in since — one from 2020 and one from 2025 at the corner.

The lots are flat. That is the thing to take away about this neighborhood, and it sets Beau Rivage apart from most of the north end. There the ground often falls hard from the road down to the water, and getting to a dock means stairs.

There is not much Beau Rivage Lake Oconee sale history to work from either way. On the waterfront side, closings have run from the low $300,000s in 2019 to the high $800,000s in 2025, off a handful of sales. The interior lots trade separately and at their own level, and the two sides of this neighborhood should never be read against each other.

Flat Lots and Fishing Water

The water runs a bit shallow at the shoreline. Listings that report a depth here put it around three to three and a half feet at the dock, and that is exactly what makes this such a good spot for fishermen and the boats they bring with them. Bass, catfish and bream all get named in listings from Shoreline Drive.

The flat ground works the same way. There is no long drop from the house down to the water and no staircase to carry rods, coolers and gear up and down. If you have a large wakeboat or similar, this is not the stretch for it; for most of what people actually fish out of, it is close to ideal.

Max docks are in place on several of these lots and have been permitted by Georgia Power, including one built new in 2025. Beau Rivage is the Apalachee-arm version of what Oconee Farms is at the top of the Oconee arm.

Sunsets Over the Water

The houses on Shoreline Drive face west across the water, and sunset views are the benefit. Oconee Farms, just east at the top of the Oconee arm, is the mirror image of it and sells the sunrise.
