There is nothing else quite like Oconee Farms on Lake Oconee, and the drive in is most of the reason why. You turn off Highway 278 onto Bill Duvall Road, then onto Shady Oaks Lane, and for the next few minutes you are not at a lake at all. You are driving through working pasture. Cattle on both sides of the road, farm ponds close enough on either hand that the road runs straight between them, open field rolling away to the treeline. It looks and feels more like the foothills of Virginia than anything else in this part of Georgia.
Then the fields end, there is a stacked stone sign on the left, and you turn into eighteen waterfront lots on a hilly wooded road that runs parallel to the water.

Where Oconee Farms Is on Lake Oconee
Oconee Farms sits at the north end of Lake Oconee in Greene County, on the stretch where the Oconee River stops being a river and starts being the lake. Properties here are described in listings as river frontage, and technically that is right, but this is the point where the channel is beginning to widen into open water. It is part of the broader Northern Greene County and Upper Lake area.

The Drive In Through Duvall Farmland
Bill Duvall Road is named for the family whose land you drive through to get here, and the Duvalls are not a small agricultural family. Vincent “Zippy” Duvall has been president of the American Farm Bureau Federation since 2016 and was president of the Georgia Farm Bureau for nine years before that. He is a third-generation Greene County farmer running cattle and broilers on land his family has held for more than ninety years, and he served as chairman of the Greene County Board of Commissioners. That matters to a buyer for a practical reason as well as a scenic one. The strip of land on the other side of Oconee Farms Road is Duvall farmland, not building lots. Looking down the driveways you can see what looks like an old tin fishing cabin on one lot and a newly built seven-figure house on the next. The land itself is steep in places. The road runs along a hill and some of the drives drop a long way down toward the water.
Depth varies, and at the upper end of the lake it can be shallow right at the shoreline before dropping off a short distance out, so the dock question here is a specific one rather than a general one. And at least one parcel carries a Georgia Power contour easement with an access strip lease attached, which is normal on this part of the lake but is the sort of detail you want understood before closing rather than after.
