Eagle’s Landing is a two-road subdivision of quintessential lakefront homes, plus a few off-lake homes, off Walker Church Road on the Richland side of Lake Oconee in Greene County, Georgia. It is a quiet, wooded community where deer wandering the roadside are a common sight, yet it sits just minutes from everything you need on the lake.

The two roads give the neighborhood its character. Eagle Way Drive, the entry road, has several new-construction homes on larger tracts of five-plus acres, with more lots still waiting to be developed. Talon Drive is the lakefront thoroughfare, where most of the properties run over an acre with narrow footprints and long driveways leading down to the water. Homes here are mostly from the 2000s and 2010s, with a couple of brand-new builds mixed in, spanning a wide range of price points.

For a wooded lakefront subdivision, Eagle’s Landing is remarkably well connected. It sits just across the street from the Boathouse Restaurant, and it offers extremely quick access to the Lake Oconee commercial district, restaurants, and Publix by way of the Richland Connector. That combination of a quiet, natural setting with fast access to shopping and dining is hard to find on this part of the lake.

Homes and HOA

Eagle’s Landing offers an unusually wide range for a single subdivision: lakefront lots over an acre with long driveways down to the water, and off-lake tracts along Eagle Way Drive that run far larger than most people expect — the record includes one at twenty-six acres. Homes date from 2009 to 2022, four and five bedroom, roughly 2,570 to 4,960 square feet. The HOA is voluntary, and several listings simply record the dues as zero.

Not every property here is on the water. Of nine listing records, five carry private dock access and four have none at all — a genuine split for a subdivision this small, and the main thing that separates one price from another. Dock depth on record sits at five to six feet. Docks are subject to Georgia Power shoreline permitting.

What homes sell for. Recorded sales run from $530,000 to $2,100,000, with the typical house around $1.19 million. Worth knowing: there has not been a recorded sale here since July 2023. In a five-property subdivision that is not a signal about demand so much as a reminder of how rarely anything comes up.
