Hutchinson Grove Road also continues on the south side of the Richland Connector, but that stretch is a private road and is not formally part of the Heritage Farms neighborhood. Estate Lots and Acreage at Heritage Farms
The lots were first parceled out at 10 acres and up, with the largest running to about 70 acres. Some owners have built and some have not. Some actually live on the road, and others live just down the road inside the gates at Reynolds Lake Oconee and treat their acreage as the place to get away to. Very little has changed hands since those first lots were sold, so a tract here does not come up often. I would call it a fantastic strip of estate lots.

Someone can play golf in the morning inside the gates at Reynolds, barely ten minutes away, and be out at the farm in the afternoon. Groceries are ten minutes or less. In the other direction, Oconee Towne Center at Exit 130 on I-20 in Greensboro is only minutes away and adds a second set of shopping and restaurants on top of the Lake Oconee commercial district.
What Heritage Farms Acreage Sells For
Nothing in Heritage Farms at Lake Oconee has sold in the last 12 months.
Based on information from the Lake Country Board of REALTORS® MLS for the period November 3, 2025 through November 2, 2026.
There is no recent run of sales to quote. Barely anything has sold here since the original lots were parceled out, and the tracts differ too much in size for an average to mean anything, since a 10-acre tract and a 70-acre tract are different purchases. Pricing one means looking at comparable acreage in Greene County and weighing what is on the land and where it sits on the road. Margie can put numbers on a specific tract.
Who Heritage Farms Suits
