Merritt Meadow on Lake Oconee | Meadow Drive Neighborhood Guide

Merritt Meadow is a short run of large waterfront lots on Meadow Drive, on the Richland side of Lake Oconee in Greene County. It sits next to the Walker Church Road bridge, across the water from the Boathouse at Harbor Club, and it ends at two point lots with more shoreline between them than almost anything else on this end of the lake.
Nobody Says “I Live in Merritt Meadow”
Merritt Meadow is the name on the plat, but you will almost never hear anyone use it. Ask someone who lives here and they will tell you they live on Meadow Drive, next to the Walker Church bridge. Or across from the Boathouse. Or across the cove from the townhomes at the back of Harbor Club.
You will also see it written Merrit Meadows, with one T and an S. Whatever you call it, it is the same short road.
Where Merritt Meadow Is Located on Lake Oconee

From Highway 44, take the Richland Connector and turn right on Walker Church Road. Go past the Boathouse, cross the Walker Church bridge, and Meadow Drive is the first right after the bridge. Meadow Lane, a small dirt road, branches off it, and a good share of the lakefront lots sit along it.
It is a Greensboro address, 30642, and Harbor Club and the Boathouse are a few minutes away.

Lakefront Lots on One Side, the Meadow on the Other

Merritt Meadow was platted as 17 lots, and two were later combined, so today there are 16. The platted lots are the ones on the right as you drive down Meadow Drive, all of them on the water, and a good share of them sit along Meadow Lane, the small dirt road that branches off it.
The land on the left is a different story. The meadow the neighborhood is named for, the farmhouses and a few wooded lots around the cove are still owned by the same family that owned this ground before Lake Oconee existed. It is a big part of why Meadow Drive feels the way it does: open pasture on one side, the lake on the other, and very little traffic.
The Two Point Lots at the End of Meadow Drive
The Boswells, a Greene County family well known for owning, developing and selling real estate, developed the lakefront lots on Meadow Drive with their friend Coach Charlton Veazey, and the two families kept the lots at the very end for themselves. They picked well. Together the two point lots cover almost five acres with about 1,800 feet of shoreline between them. That much frontage on two lots is an extremely unusual find anywhere south of I-20 on Lake Oconee.
Those two lots carry two of the best-known names in Greene County. One holds the homestead house Cotton Boswell was born in, moved here from the Liberty community in White Plains as the lake was filling. The other house was built for Coach Charlton Veazey, who coached at Greene County High School for 17 years and later served as Greensboro’s city manager. The Boswell and Veazey names run all through Greene County’s real estate, sports and civic life.
Coach Veazey was my third cousin, and his house is now ours. Meadow Drive is home, which is how I know things like the story of the cul-de-sac.
The road ends in what is really an attempt at a cul-de-sac, a small kidney-bean-shaped turnaround, and half of it sits on the two lots at the end. The owners, our neighbor and my family, let the county pave it, mostly in the hope of saving our lawns from everyone trying to turn around.
Big Lots and a Lot of Shoreline in Merritt Meadow

Lots in the sales record run from about 1.15 acres to 2.7, which is large for a Lake Oconee neighborhood, and the water frontage listings report runs from about 145 feet to 1,000. Several lots sit on points with water on more than one side.
Water depth varies from lot to lot. Listings here have reported anywhere from about 2.5 feet to 10 at the dock, so confirm it on the specific property.
The Homes in Merritt Meadow
The first houses went up in 1979, and building carried on through the 1980s, 1990s and 2000s, with the newest finished in 2018. Heated space on record runs from under 2,000 square feet to about 5,000.
No two are alike. The road has had a log home, an A-frame, lake cottages, renovated ranches and a large custom build, and several of the older houses have been taken back to the studs and rebuilt rather than torn down.
What Homes in Merritt Meadow Sell For
Very little changes hands on Meadow Drive. Only a handful of sales show up in the record, and they run from six figures into seven.
The lot sets the price here more than the house does: how much frontage, whether it is a point, how deep the water is at the dock, and how much usable land comes with it.
