Margie’s Take: A Lesson I Never Forgot
Oconee Landing was a life lesson for me. I remember back in 2009, as the real estate world tumbled, when word on the street hit that a huge parcel of land on the White Plains side had gone into foreclosure and been taken back by the bank. It sat for a few years before an acquisition company picked it up. Around 2012, that former farmland was platted out and auctioned off in a couple of high-profile rounds. Lakefront lots went for around $200,000. Today those same lots have more than doubled in value, and multi-million-dollar lakefront homes sit on most of them. Note to self: buy the auction land. You will sadly never get a second chance — I didn’t.
What Those Lots Became
The auction lots are now some of the most expensive real estate on this side of Lake Oconee. Waterfront homes here have sold from the mid $1 millions up to around $2.7 million since 2022, which puts the top of this neighborhood among the highest recorded anywhere on the Richland and White Plains shore. The handful of properties without their own frontage sit well below that.
The trajectory is plain in the repeat sales. Houses that have traded twice inside the last few years have gone up substantially between the two, and that is on top of the auction-to-today arc rather than instead of it.
The lots are part of the appeal and part of the price. They run from just under an acre to nine acres, which is estate-scale for a lake community. Not every lot is waterfront: most carry private dock access, but several rely on the community dock instead, so confirm which you are buying.
