Pointe Royal, Lake Oconee | Neighborhood Guide
Pointe Royal is a two-road subdivision — Pointe Royal Road and Kings Row Road — tucked onto the backside of a quiet cove on the Richland side of Lake Oconee in Greene County, Georgia. It sits directly across the water from a cluster of neighboring communities, including Mallard Glen, Eagle’s Landing, and Buena Vista. As with those neighbors, many of the homes here date to the 1990s, though a good number have since seen significant renovations.
It’s not quite as easy to access as those other neighborhoods. You need a few extra turns — onto Leach Road after the fire station, then head up until you see the big water tower for your next turn. You cannot miss it. From the water, Pointe Royal (and all of the neighborhoods mentioned above) do require going under the Walker Church bridge which may require lowering the top on larger tritoon boats. Our wake boat goes under it just fine. But we have friends with a house in Mallard Glen and they have to lower the bimini on their tritoon going under the bridge when the lake is full pool.

Where Pointe Royal Is Located on Lake Oconee
Pointe Royal sits on the Richland side of Lake Oconee in Greene County, on the backside of a quiet cove across the water from Mallard Glen, Eagle’s Landing, and Buena Vista. The map below shows where the subdivision falls on the lake.
Royal Sunset Views
Within this subdivision the two roads determine your view. Pointe Royal Road lots look to the west and southwest while Kings Row Road properties look to the west and northwest. As with anything on this lake, lot and house orientation dictate all. So not every single property along these roads will get the evening sunset view. But many properties will get a fantastic shot of the sun falling down behind the Walker Church bridge and Buena Vista homes.
The lots are narrow and deep. Frontage is modest and the lots run about three quarters of an acre, which puts the houses close enough together that you will know your neighbors. Nearly every home has a basement, and that tells you something about the terrain — the ground falls away toward the water on most of these lots.
New Homesites on the Way
The undeveloped interior is about to change. A plat for eleven new interior homesites has been completed and is under review with the county. For a buyer who wants the character of an established lake community with the option to build new, that combination is genuinely rare on Lake Oconee, and it would give this subdivision its first non-waterfront homes in forty years.
What Homes in Pointe Royal Sell For
Pointe Royal has moved sharply. Sales since 2022 have run from the high $800,000s up to over $1.6 million, well above where this cove sat a few years ago. One house here traded twice inside five years and nearly doubled between the two sales, with nobody adding so much as a room to it.
Priced right, houses here go quickly, often under contract inside a couple of months and close to what was asked. Priced wrong, they may sit for a while.
Do check the depth at the dock of any property you are looking at in Pointe Royal. And take note that properties far to the back of Kings Row may have some stumps out front. Any farther past that last house and the cove is better for fishing than any recreational boating.
Homes, Seawalls and the HOA
The houses here date from the early 1980s through the mid 2000s, with the bulk of the subdivision going up through the 1990s, and they vary a good deal in size. There is real variety here rather than one floor plan repeated down the road.
Most all of the homes have a seawall and most are wood which is the norm around Lake Oconee and perfectly fine for a quiet cove like this under a bridge. Most of the boat traffic stops at the Boathouse and does not transit under the bridge. So if you like to paddle board this is a fantastic place to do so.
There is no homeowners association in Pointe Royal and no association governing the two roads — no mandatory fees, no amenity assessment, nothing to budget for beyond your own house and your own dock.
