Cedar Cove at Lake Oconee | Neighborhood Guide

Cedar Cove is one of the oldest neighborhoods on Lake Oconee, and it wears that history unusually well. The place was busy in 1982, and it holds what is very likely the highest concentration of early-1980s construction of any single subdivision on the lake. If you want to understand what this lake looked like when people first started building on it, this is the street to drive.
It sits on Parks Mill Road just before the Sugar Creek bridge, on heavily wooded rolling ground, with a good many of the homes set up on a bluff above the water.
Where Cedar Cove Is Located on Lake Oconee
Cedar Cove is in Putnam County outside Eatonton, off Parks Mill Road just before you cross the Sugar Creek bridge, with Hickory Point and Fawnfield further up the same road on the far side of the bridge. Three roads make up the subdivision: Cedar Cove Drive, Cedar Cove Court, and Lakeside Drive. Sugar Creek Marina is a short drive away. For the wider picture of this side of the lake, see the Lake Oconee homes in Eatonton guide, or browse every community on the Lake Oconee neighborhoods page.

Like the rest of this pocket, Cedar Cove sits up the Harmony Road corridor from the main commercial side of the lake. That distance is the trade: fewer conveniences immediately at hand, and a considerably quieter place to own. It also stays genuinely easy to reach for weekenders coming out of Atlanta and the eastern suburbs.
What Sets Cedar Cove Apart

Cedar Cove Drive runs as a loop, and that single piece of design does more for daily life here than any amenity package would. It is a genuinely good walking and jogging road — no dead ends to turn around in, no through traffic, and enough grade change to make it interesting. In a subdivision with no clubhouse and no pool, the loop is the shared amenity.
There is one more practical resource worth knowing about, and it sits directly across Parks Mill Road: Oconee Midlake Boat & Self Storage. Covered and fully enclosed trailered boat storage, gated, with 24/7 access by code, roughly 250 yards from the Sugar Creek public boat ramp. For anyone buying an off-water lot in Cedar Cove that changes the math — your boat lives across the street rather than in a driveway two hours away, and you are on the water without towing it first.
The terrain is the other thing. This is rolling, heavily wooded ground, and a large number of the homes sit up on a bluff rather than down at water level. That gives the waterfront lots here a different feel from the flatter subdivisions further south — more elevation, longer sightlines, and a view down onto the water rather than straight across it.
Speaking of the view: a good many of the waterfront lots in Cedar Cove look across at Arrowhead Landing and The Pointe on the far side, with Oak Hill nearby as well. It is a tight cluster of subdivisions up here, and they all look at each other across the same water.
Homes and HOA in Cedar Cove
The housing stock is dominated by early-1980s construction, with a mix of on-water and off-water lots. MLS records show no indication of a formal HOA, so there are no mandatory dues and no association restrictions — and correspondingly no shared amenities.
Values have moved well despite the age of the neighborhood. A couple of Cedar Cove properties have sold above $1 million, and a newer listing has approached the $2 million mark. That is a meaningful signal for a non-gated subdivision of this vintage, and it says something about how buyers value bluff lots and mature trees on this stretch of the lake.
