Harmony Bay is a gated subdivision on the Harmony Road corridor in Putnam County, north of Highway 44. What sets it apart from most established Lake Oconee neighborhoods its size is timing: the whole community was bought as a single bulk parcel in 2014 and sold off in individual lots over the following decade, and as of 2026 roughly half of its 55 homesites remain unbuilt.

A Subdivision Still Filling In
Roughly 55 homesites make up Harmony Bay, and only about half are built as of 2026 — an unusual amount of room to build new in a subdivision that has been selling lots for over a decade. That timeline traces back to 2014, when the entire property changed hands in a single bulk purchase and was then sold off parcel by parcel. Most of what has been built went up during the 2020–2021 wave, so the housing stock skews newer than in many of the established subdivisions nearby, with only a few older homes predating that run. An HOA fee of about $750 a year, based on recently active and sold MLS listings, covers upkeep on the shared entrance, ramp, dock, and pavilion; confirm the current figure with the HOA or listing agent before writing an offer.
