Northwoods is a non-gated lakefront neighborhood on the north end of Lake Oconee, in Greene County just outside Greensboro. It is one of the larger and better-established neighborhoods up here, with acre-plus lots, no mandatory homeowners association, and something the rest of the north end shares but few buyers realise: because it is in Greene County, children living here are eligible to apply to Lake Oconee Academy through the school’s lottery.
That combination is the reason to look at Northwoods. You get LOA eligibility and an acre and a quarter of land at prices well below the southern end of the lake — the typical house here has sold around $570,000.

Water Access Varies Lot to Lot
Recorded sales run from $174,000 to $2,350,000, typically around $570,000, with the five since late 2023 nearer $770,000. Northwoods is a mixed-access neighborhood — twenty-five listings carry a private dock, six have shared access, three subdivision access and four none — so the range covers two fairly different products. Waterfront homes have averaged about $594,500 and the rest about $350,000.
Worth knowing that acreage does not compensate. 1031 Northwoods Drive is a 2004 build on three and a third acres, more land than almost anything else here, and it sold for $174,000 in 2019 and $190,000 the following year with no private water access. A 1996 house of half the size, with a dock, sold for $610,000.
Docks are subject to Georgia Power shoreline permitting, and dock rights follow the individual lot, so confirm them for the specific property.
Lots, Homes and Water
The lots are generous. They run from about half an acre to just over five, with an acre and a quarter being ordinary — considerably more land than you get for the money further south. Some back onto the Oconee National Forest, which borders the lake along this end and is part of why the area stays as quiet as it does.
Houses date from 1995 to 2025 and run from about 1,250 to 5,000 square feet, most with three or four bedrooms. There is still new construction going in. Roughly half the listings on record mention renovation work, so a house built in the late nineties here may well have been reworked since.
One thing to check carefully: the water is shallow. Recorded dock depths run 4 to 6.6 feet, and most sit at about five. Recorded frontage runs from about 112 to 240 feet, typically around 150 — though treat any unusually large frontage figure with suspicion, since it can include unbuildable easement strips rather than usable shoreline. Frontage and depth are different things in any case. If you are bringing a larger boat, have depth confirmed at that specific dock. Utilities are worth checking too — every home on record is on septic, and water supply is a mix of county, community well and shared well.
What Homes in Northwoods Sell For
Recorded sales run from $174,000 to $2,350,000, with the typical house landing around $570,000. Sales before autumn 2023 came in around $520,500; the five since have come in nearer $770,000.
The top of that range needs context. The $2,350,000 sale was a 5,000 square foot house built in 2020 — the exception, not the neighborhood. When that same house came back on the market at $2,990,000, it sat 106 days and was withdrawn without selling. Another home listed at $995,000 was withdrawn after 98 days, having sold at $970,000 a few weeks earlier.
Northwoods rewards realistic pricing. Homes have closed at about 96% of their original asking price, going under contract in roughly eleven weeks. The ones that miss sit a long time. A new build on Northwoods Pointe expired four separate times — $649,000, then $599,000, $574,900 and $549,900 — before finally going under contract at that last figure.
Schools
Northwoods is served by the Greene County School System: Greene County Elementary on Towne Center Parkway, Anita White Carson Middle School, and Greene County High School, all in Greensboro.
Being in Greene County also means residents are eligible to apply to Lake Oconee Academy, the K–12 public charter school on Titan Circle in Greensboro. LOA opened in 2007, was named a National Blue Ribbon School in 2014, and consistently outperforms both the county and the state on test scores. Admission is by lottery, not by street address, so eligibility is not a guarantee of a place — but it is open to you here, and it is not open to buyers in Putnam or Morgan County.
Who Northwoods Suits
It suits families weighing schools against budget. Greene County eligibility with an acre of land and a house in the $500s is a combination that does not exist at the southern end of the lake. It suits people who want a dock without a club bill, and anglers — the upper lake is quiet water.
It will not suit everyone. There is no gate, no golf, no clubhouse and no pool. You are a fair drive from the Highway 44 corridor and the Publix. The water is shallow enough to matter if you have a big boat. Homes are on septic and some are on shared wells. And the houses with docks cost substantially more than those without, as everywhere on this lake.
