Mostly Owned by Investors

Townhomes along Lena Lane.

A large share of Stonegate is owned by three or four parties holding units in bulk, most of them through LLCs, and rented out. One building of nine units is held entirely by a single owner. Another holds more than twenty-five spread across the community, accumulated over the years from individual owners, banks and mortgage companies.

The sales record shows how that happens: one recorded transaction here covers eight units at once.

That is the thing to understand before buying. If you are buying one to live in, most of your neighbors will be tenants rather than owners. If you are buying one to rent, you are entering a market several larger operators already know well.

Stonegate at Lake Oconee

Two Eras, and the Older Ones Are Bigger

The original townhomes went up in 2006 to 2008 at about 1,560 square feet, with the owner’s suite on the main floor. New construction was added in 2024 and 2025 at about 1,240 square feet, with the primary suite upstairs.

So the newer units are not the larger ones. The 2024 and 2025 builds bring nine-foot ceilings, quartz counters, soft-close cabinetry and stainless appliances; the originals bring more floor space and a main-level primary. They sell for roughly the same money, so which one suits you is a real decision rather than a question of budget.

All of them are three bedroom, two and a half bath.

Stonegate at Lake Oconee

Scott Road Is About to Get Busier

Stillwater at Lake Oconee is coming to Scott Road — a considerably larger residential development at a higher price point than anything here now.

That changes the road. Expect traffic counts to climb on a route that currently serves a handful of businesses and one townhome community. Whether that helps or hurts depends on which side of the transaction you are on: more rooftops nearby tends to support values, and a busier cut-through is a busier cut-through.
