The Crossroads at Lake Oconee | Neighborhood Guide

The Crossroads is the least expensive way to own anything at Lake Oconee, and the new Publix in Putnam Co adds to the list of walkable destinations from this community. Some call them condos, others call them apartments. They were some of the first of their type in the area and you can still get in under $100,000 making this the lowest barrier to entry close to the shores of Lake Oconee.
Where Is The Crossroads At Lake Oconee

Off Highway 44 in Putnam County, set back behind Lake Oconee Ace Hardware and Publix – across from Harmony Crossing. Four streets inside: Primrose Path, Oak Grove Lane, Sweet Magnolia Lane and Mahaffey Drive.
Sitting back off the highway gives it a quieter feel than the address suggests, and a good number of units back onto woods.

The New Publix Is Next Door

Lake Country Village is going up on the other side of the Ace Hardware — a 140-acre mixed-use development anchored by Publix, with retail and dining alongside it.
If you have heard this called two different things, you have heard right. Lake Country Village is the development, a Shaifer Partners project that broke ground in June. Town Center at Lake Oconee is what Publix calls the store itself, at 105 Lake Country Blvd. Same place, two names.
For a complex where units trade under $100,000, that is the thing to pay attention to. Walking to a grocery store is not something you can do from anywhere else at this lake, at any price.
What Condos at The Crossroads Cost
Sales ran from about $50,000 in 2019 up to a peak around $150,000 in 2024, and have come back since. Recent closings have been just under $100,000.
One, two and three bedroom units, roughly 660 to 1,300 square feet, all built in 2002. Plenty have been renovated — new flooring, paint, appliances, HVAC — and those sell at the top of the range.
These Are True Condominiums

The association handles everything outside your walls. You insure the interior only, which keeps that policy cheap, and the dues cover the rest.
That is why the monthly figure looks high next to the purchase price. Run the dues into your numbers before you compare this to anything else, because on a unit at $90,000 they are a large share of the monthly cost.
Mostly Rentals
A single LLC owns the large majority of the units here and rents them out. If you buy one to live in, most of your neighbors will be tenants. If you buy one to rent, you are entering a market one owner already dominates and had made a significant investment to do so.
Neither is a reason not to buy. It is a reason to know what you are buying.
Quiet But Near Everything
