Cedar Cove is one of the oldest neighborhoods on Lake Oconee, and it wears that history unusually well. The place was busy in 1982, and it holds what is very likely the highest concentration of early-1980s construction of any single subdivision on the lake. Building carried on from there for the better part of twenty-five years, so original lake cottages sit beside houses put up in the nineties and two thousands. Where Cedar Cove Is Located on Lake Oconee

Cedar Cove is in Putnam County outside Eatonton, off Parks Mill Road just before you cross the Sugar Creek bridge, with Hickory Point and Fawnfield further up the same road on the far side of the bridge. Like the rest of this pocket, Cedar Cove sits up the Harmony Road corridor from the main commercial side of the lake. That distance is the trade: fewer conveniences immediately at hand, and a considerably quieter place to own. It also stays easy to reach for weekenders coming out of Atlanta and the eastern suburbs.

What Sets Cedar Cove Apart

Cedar Cove Drive runs as a loop. It is a fantastic walking and jogging road — shaded and quiet, with enough grade change to make it interesting. In a subdivision with no clubhouse and no pool, the loop is the shared amenity.

There is one more great local resource directly across Parks Mill Road: Oconee Midlake Boat & Self Storage. Covered and fully enclosed trailered boat storage, gated, with 24/7 access by code, roughly 250 yards from the Sugar Creek public boat ramp. For anyone buying an off-water lot in Cedar Cove, your boat lives across the street rather than in your driveway, and you are on the water nearly as fast as someone with a dock.

The terrain is the other thing. This is rolling, heavily wooded ground, and a large number of the homes sit up on a bluff rather than down at water level. That gives the waterfront lots here a different feel from the flatter subdivisions further south — more elevation, longer sightlines, and a view down onto the water rather than straight across it.

Speaking of the view: a good many of the waterfront lots in Cedar Cove look across at Arrowhead Landing and The Pointe on the far side, with Oak Hill nearby as well. It is a tight cluster of subdivisions up here, and they all look at each other across the same water.

Homes and HOA in Cedar Cove

The housing stock spans the early 1980s through the mid 2000s, with most of it dating to the nineties, on lots of about an acre. Lots run from just over half an acre to nearly three. There is no formal HOA here, so no mandatory dues and no association restrictions — and correspondingly no shared amenities.

Three properties here have closed above a million dollars. At the other end, a smaller off-water house on a wooded acre can still be had for something in the three hundreds, which is increasingly hard to find anywhere on Lake Oconee. Houses priced sensibly move quickly here, typically going under contract inside a couple of months and closing near what was asked.
