Lakeview Estates is about as central as it gets on the Putnam side. You turn off Highway 44 onto Lakeview Dr and you are into it immediately — no long approach road, no winding your way in from somewhere else. The new Publix is close enough that somebody will start forging trails to the back side of it soon.
What you find inside is a genuine mix. Some of the finest homes on this side of the lake sit along Lakeview Dr, and a good number of interior lots are still sitting undeveloped. There is no single style or price point here, which is unusual for a neighborhood this close to everything.

Two Different Kinds of Water on One Road
Lakeview Dr, the most opulent road in this subdivision, has water on both sides, but each side is very different. Houses on the north side front the main lake with the main channel just off to their right. Houses on the south side front a cove behind them.
There are some striking houses along Lakeview Drive — more impressive than most people expect from a neighborhood sitting this close to the highway.
And sitting at the end of Lakeview Dr on the point is Lakeview Pointe — a 20-unit townhome and condo community located directly on the main channel of Lake Oconee.
The barrier across the cove
The cove on the south side of Lakeview Dr has a man-made barrier across its mouth, with a small opening to get a boat in and out. I haven’t seen another like it on Lake Oconee. And I’m not exactly sure why it is there. And I’m actively trying to find out. One sales copy calls it Reese’s Cove but that is literally the only place I can find reference to that name.
The Development Nobody Is Talking About Yet
There is a large waterfront tract on this cove listed for development, and it has been on the market well over a year. It is not a secret, but for a tract of that size and price it has been marketed remarkably quietly — nothing like the noise you would expect. Current owners and anyone looking to buy in Lakeview Estates or Martin Oaks should know about it.
It is roughly 25 acres with about 210 yards of shoreline, put forward as an active adult and independent senior living community of up to 237 units with as many as 18 community boat docks.
Two hundred and thirty-seven units and eighteen docks going into a cove that is already built out around its edges would change what this water feels like, and what it sounds like on a Saturday.
The plan exists but it is not approved. So far, it’s just the land being marketed with a plan attached.
Putnam County residents have really stepped up their efforts to slow down developments of this size. It is there, it is public, and it is worth asking about if these neighborhoods are part of your Lake Oconee plans.
The Housing Is a Complete Mix
There is no template here. Styles, sizes and eras all vary, sometimes on the same street, and that is a large part of the character of the place.
The oldest houses date to around 1980. The newest were finished this year. In between there are manufactured homes from the early nineties on full acre lots, renovated eighties ranches, and new construction running past six thousand square feet with six bedrooms. Very few neighborhoods on this lake hold that much range inside one set of street signs.
The lots are part of why. They run from about three quarters of an acre up past three, which is generous for somewhere this central, and several owners here have bought the parcel next door and combined the two. That is how you end up with double lots carrying more than two hundred feet of shoreline within walking distance of a grocery store.
A good number of interior lots remain undeveloped, which is unusual for a neighborhood this central. But a lot of those lots also back to the new Publix and the commercial development around it. If you want to build rather than buy, and you want to walk out your backdoor to the grocery store, there is probably an option for you.
What Homes Here Sell For
This is one of the widest spreads on the lake, and it tracks the age and type of the house more than where it sits.
At the lower end, homes here have sold in the low-to-mid $200,000s. However most of those were older houses and manufactured homes off water.
At the other end, lakefront has run from around $700,000 up past $2.5 million, with the top set by recent new construction.
What Is Actually Within Reach
Being this central is the point of living here, and it is worth being specific about what that means.
The new Eatonton Publix backs onto part of the neighborhood, so once it opens it and whatever ends up on its outparcels will be genuinely walkable. Harmony Crossing is a few minutes up the road — but nobody is walking there, whatever the map says, unless you fancy your odds crossing Highway 44 on foot.
Tee Time 44 has just opened directly across the highway from the entrance. It is indoor golf — play a round, work on your swing, or book it for an event — and it is open into the evening.
What It Is Like to Actually Live Here

All three of our children went to the daycare on Lakeview Estates Dr NE, and we drove in and out of this neighborhood nearly every day for close to ten years.
So I know this area well. Traffic can sometimes be a little rough getting in and out of the neighborhood but most any resident in the commercial corridor knows the best and worst times of day. But once you’re home and open that backdoor, you’d never know how close you are to all those businesses and commerce.
Who Lakeview Estates Suits
Much like all the subdivisions in Lake Oconee’s most central corridor, Lakeview Estates is for folks who want to be in the middle of it all. Nothing else on the Putnam side puts you this close to the new Publix and Harmony Crossing.
