Northwoods is a non-gated lakefront neighborhood on the north end of Lake Oconee, in Greene County just outside Greensboro. It is one of the larger and better-established neighborhoods up here, with acre-plus lots, no mandatory homeowners association, and something the rest of the north end shares but few buyers realise: because it is in Greene County, children living here are eligible to apply to Lake Oconee Academy through the school’s lottery.

That combination is the reason to look at Northwoods. An acre and a quarter of land, a dock on many lots, no mandatory HOA and Lake Oconee Academy eligibility is a strong package.

Water Access Varies Lot to Lot

Northwoods is a mixed-access neighborhood. Most lots carry a private dock, and the rest are split between shared access, subdivision access and none at all. That is the single biggest thing separating one price from another here.

Acreage does not compensate for it. There is a house in here on more than three acres, more land than almost anything else on the street, that has traded for a fraction of what a smaller house with a dock brings. If you are comparing two listings in Northwoods, establish the water access before you look at anything else.

Lots, Homes and Water

The lots are generous. They run from about half an acre to just over five, with an acre and a quarter being ordinary — considerably more land than you get for the money further south. Some back onto the Oconee National Forest, which borders the lake along this end and is part of why the area stays as quiet as it does.

The houses run from the mid-1990s through to brand new, most with three or four bedrooms, and there is still construction going in. A good number have been renovated along the way, so a house built in the late nineties here may well have been reworked since.

One thing to check carefully: depth at the dock. This is the upper lake, and the water up here tends to run shallower than it does toward the dam, but that is a tendency rather than a rule and it varies dock to dock. If you are bringing a larger boat, have it measured on the specific property.

Utilities are worth checking too. Homes here are on septic, and the water supply is a mix of county, community well and shared well.

Northwoods Rewards Realistic Pricing

Houses here that are priced properly go under contract in a couple of months and close close to what was asked. The ones that reach get punished for it, and they sit.

That pattern is consistent enough in here to plan around. If you are selling, the number you start at matters more than anything else you will do, because the buyer pool for the north end is smaller than it is down the lake and it does not chase.

If you are buying, do not expect to find a bargain through seller fatigue. What tends to happen instead is a long slow walk down to where the house should have started.

Stumps, Fish and Muddy Water

Two things about this end of the lake matter more here than the listing sheet will ever tell you, and they cut in opposite directions.

The first is the fish havens. When Lake Oconee was filled, the timber was not cleared everywhere, and the north end holds more of those uncleared pockets than the rest of the lake. The stumps are still down there. Some sit well below the surface, some break it. They are the reason the fishing up here is as good as it is, and they are the reason you learn your water before you run it after dark. They are not unique to the north end — there are fish havens all over Lake Oconee — but there are more of them here.

The second is that this end feels the rivers first. After a heavy rain the water at the north end turns brown and murky before the southern end does, and it stays that way longer. If you tour Northwoods on a clear day in the fall, understand that the water will not look like that every week of the year. That is not a defect, it is what being closer to the river means, and it is part of why this end of the lake costs less.

Schools

Northwoods is served by the Greene County School System: Greene County Elementary on Towne Center Parkway, Anita White Carson Middle School, and Greene County High School, all in Greensboro.

Being in Greene County also means residents are eligible to apply to Lake Oconee Academy, the K–12 public charter school on Titan Circle in Greensboro. LOA opened in 2007, was named a National Blue Ribbon School in 2014, and consistently outperforms both the county and the state on test scores. Admission is by lottery, not by street address, so eligibility is not a guarantee of a place — but it is open to you here, and it is not open to buyers in Putnam or Morgan County.

Who Northwoods Suits

It suits families who want the Lake Oconee Academy option without giving up land. Greene County eligibility, an acre or more and a house in the $500s is a combination the southern end of the lake simply does not offer. It suits people who want a dock without a club bill, and anglers — the upper lake is quiet water.

It will not suit everyone. There is no gate, no golf, no clubhouse and no pool. You are a fair drive from the Highway 44 corridor and the Publix. Depth at any given dock may or may not suit a larger boat, and that is a per-property question rather than a neighborhood one. Homes are on septic and some are on shared wells. And the houses with docks cost substantially more than those without, as everywhere on this lake.
