Phoenix Lake at Lake Oconee | Eatonton GA Neighborhood Guide

Phoenix Lake is a small, non-gated lakefront neighborhood on Phoenix Drive in Eatonton, Putnam County, about a mile off Highway 44. It is one of the most central spots on the lake — five minutes from the shopping and restaurants at the commercial district, and a short run by water or road to the Italian Chophouse on Lake Oconee and its open-air Lakefront Pavilion — and one of the smallest neighborhoods here, with only eight properties ever recorded in the MLS.
What it has, out of proportion to its size, is point lots. Several homes here sit on peninsulas with panoramic main-lake views in every direction, and one of them is currently the most expensive house on the market in this part of the lake.
Where the Name Comes From
Phoenix is not a developer’s invention. It was a real place — an unincorporated community in Putnam County with its own post office, which operated from 1895 until 1903. The name was chosen deliberately: the pioneer settlement that stood here had burned to the ground, and the town that rose afterward was named for the mythological phoenix.
That is why the name turns up all over this corner of the county — Old Phoenix Road, New Phoenix Road, and three separate lake subdivisions that borrow it. They are not the same place, and it is worth keeping them straight. Phoenix Lake is this neighborhood, on Phoenix Drive. Phoenix Shores is a townhome and condominium community directly across the street. Phoenix Crossing is a separate and much larger subdivision altogether. Misty River Landing is a different neighborhood again, directly opposite the Phoenix Lake entrance — close enough that both entrance signs are in sight of each other. If you are searching listings, trust the street address over the subdivision name.
The name survives in one more form, and it is the one locals actually use. Ask anybody for directions out here and sooner or later they will mention the pyramid — a full-size pyramid shingled from the ground to its peak, with windows set into the slope, standing where Lake Oconee Parkway meets Old Phoenix Road. It is somebody’s office, three floors of it. Turn at the pyramid and you are headed for this side of the lake.

A Neighborhood Where People Buy the Lot
The pattern on Phoenix Drive is unusually clear, and it is the thing to understand before you look at anything here. Twice in recent years a buyer has bought a dated house on a good lot, taken it back to the frame, and resold it for two to three times what they paid.
| 104 Phoenix Drive | $415,000 in April 2019 → renovated to the studs → $1,295,000 in November 2021 |
| 106 Phoenix Drive | $380,000 in November 2018 → rebuilt from the frame → $940,000 in September 2020 |
In both cases the listing described work down to the electrical, plumbing, roof and driveway, with new seawalls and max docks added. The 104 listing at the lower price called itself a fixer-upper and said plainly that it was all about the location: a level, 1.1-acre point lot with its own private beach and panoramic main lake views.
That is the opportunity and the warning in one. The lots here carry the value, and if a house is priced low it is usually because it needs everything. Budget accordingly, and do not assume a cosmetic refresh will get you to the numbers above — both of those were gut jobs.
The Overlook House
The current top of the market here is 138 Phoenix Drive, marketed as The Overlook House: a 5,113 square foot home with four bedrooms and five and a half baths on what its listing calls one of the most desirable point lots on Lake Oconee, with a pool and spa and big water views from nearly every room.
It was first offered at $3,495,000, expired after 75 days, and is back on the market at $3,345,000. Whether it sells at that number will tell you a great deal about the ceiling for this stretch of the Putnam shore, because nothing remotely near it has traded here before.
What Homes Here Have Sold For
Recorded sales run from $177,000 to $1,295,000, with the typical house at about $415,000 — but that figure is doing very little work, because the record covers only seven sales across eight properties and the range spans everything from an off-water ranch to a renovated point lot.
More usefully: nothing has sold in Phoenix Lake since November 2021. In a neighborhood this small that is not a market signal so much as a scarcity one — there is rarely anything to buy. Water access varies too, with most lots carrying a private dock and a few relying on subdivision access or none at all. Docks are subject to Georgia Power shoreline permitting.
Who Phoenix Lake Suits
It suits someone who wants a genuinely central location and is willing to take on a project to get a point lot. Being a mile off Highway 44 puts you closer to groceries, restaurants and the marinas than most of the lake manages, and the neighborhood itself is quiet, wooded and small enough that everyone knows the road.
It will not suit everyone. There is no gate, no clubhouse, no pool and no amenity of any kind — the $75 to $100 a year reflects that. With eight properties, you may wait years for the right one. Being in Putnam County, it is outside the Lake Oconee Academy lottery. And the houses skew older, with several of the recorded sales explicitly needing work.

No. They are separate neighborhoods that share a historic place name. Phoenix Lake is the small lakefront community on Phoenix Drive.
