Twin Rivers, Lake Oconee | Greensboro GA Neighborhood Guide
Twin Rivers is a quiet, unpretentious waterfront neighborhood off Swords Road on the Greene County side of Lake Oconee, on a peninsula that sits between the Oconee and Apalachee Rivers. That is where the name comes from. It runs along Twin Rivers Road with Twin Rivers Lane off it, and the housing stock is unlike a lot of the lake — a high proportion of single-level ranch homes on flat lots, with no gate, no entrance sign and no fanfare of any kind.

Two Names for One Place
You will see this neighborhood as Twin Rivers and as Twin Rivers Farms, and the MLS and the Greene County tax records both use both. Older listings lean toward the Farms version and one set of published driving directions tells you to turn into the Twin Rivers Farms property; newer listings mostly say the Twin Rivers area.
I will not pretend to know the reason there are two. In practice the neighborhood is small enough that people here refer to it by the road more than by either name.

Why the Houses Look Different Here
Twin Rivers has a higher proportion of single-level ranch homes than the rest of the lake. Not all of them, but noticeably more, and it changes the feel of the street. The median house is around 1,650 heated square feet with three bedrooms and two baths, which is small compared to other Lake Oconee subdivisions.
The lots are mostly flat. That matters more than it sounds. A lot of this lake is steep, and a level lot with a short walk to the water is a real advantage — for anyone thinking about aging in place, for anyone carrying gear down to a dock, and for anyone who wants a yard rather than a slope. Listings here mention level lots and gentle slopes repeatedly.
Put those together and you get a specific kind of buyer: someone who wants one-level living on flat ground near the water, without a gate, a club, or an assessment. That combination is not easy to find here.
Sunrise and Sunset From the Same House
Because this is a peninsula, several properties look out in two directions, and listings mention catching sunrise from the back porch and sunset from the front. One home advertised panoramic lake views from every room. Another described big water views with very little slope.
Not every lot is waterfront. There are interior pockets here too. Twin Rivers has no community dock or amenity of its own, but the public Swords Recreation Area, with a boat ramp renovated in recent years, sits about a mile away. It is not part of the neighborhood, it is simply close. If you are buying an interior lot, establish exactly what water access, if any, comes with the property.
What Homes Here Have Sold For
Thirteen recorded sales between June 2019 and November 2025, from $139,900 to $815,000, with a median of $390,000. Eleven distinct addresses.
That median is one of the lowest of any waterfront-access neighborhood on this lake, and the reason is the housing stock rather than the location: these are small, older, mostly one-level houses. Buy one and you are buying a lot and a position, with a modest house on it.
The top of the range shows what happens when someone builds new. The highest sale, $815,000 in November 2025, was a 2022-built three-bedroom ranch on 2.08 acres with 106 feet of main-lake frontage and a max dock. It had first been offered at $899,000 and expired after 137 days before selling.
What resales tell you
Two properties have traded twice inside the record, and both moved sharply. One sold at $307,500 in July 2021 and again at $504,000 in March 2024 — up 64 percent in under three years. Another went from $470,000 in August 2020 to $727,500 in October 2025, up 55 percent.
But the other direction exists too. One house sold at $139,900 in July 2021, was then offered at $344,000 and expired after 496 days, relisted at $344,999 and expired again after 174. That is nearly two years on the market without a sale. Median days on market across the neighborhood is 101, with a range from 14 days out to 575.
Where It Is, and What Is Near
You reach Twin Rivers from Swords Road. Coming from I-20 exit 130, north on Highway 44 then left on Highway 278, the first left after the lake bridge puts you on Swords Road, and Twin Rivers Road is a few miles down. From the Buckhead side, Parks Mill Road to Blue Springs Road, which becomes Swords Road.
This is a genuinely rural setting and you should plan for the drive. Listings on this road put Greensboro at roughly twelve minutes, Madison at about nineteen, and the Publix at Lake Oconee at around twenty. The public boat ramp at the Swords Recreation Area is about a mile away. Oconee National Forest land is nearby, and one listing called this the peaceful national forest area, which is a fair description of how it feels.
Who Twin Rivers Suits
Buyers who want lake access on a flat lot without a gate, and who are comfortable with an older or smaller house — or who plan to build. The lot at the top of the range shows the ceiling is well above the median when someone puts a new house on good water here. If you like paddleboards, quiet mornings on the lake, and excellent fishing, this is your place.
It suits you less well if you want a large house, an entrance monument, community amenities, or a fast resale. The days-on-market figures here are longer than the central Richland corridor, and that is worth planning around.

Twin Rivers rewards knowing which lot you are looking at, because waterfront and interior sit side by side and the subdivision name will not tell you which is which. If you want the closed record for a specific address, or an honest read on what a lot here supports if you built on it, get in touch.
