Whippoorwill Cove is one of the easiest waterfront neighborhoods on Lake Oconee to get to, and that is a lot of the appeal.

You cross the last bridge heading west on Highway 44 toward Eatonton, and it is the first left. No winding approach, no gravel, no hunting for the turn. Publix is about five minutes away and Fish Tales marina is closer than that. For a neighborhood with large-lake frontage, that is an unusual combination on this lake that only exists in the central commercial district.

The ground is flat and the lots are generous. Listings here have described it as the heart of the lake, and geographically that is about right — it sits at the point where the lower lake opens up.

Four Streets, Four Battles

Every street in Whippoorwill Cove is named for a Second World War battle. Normandy takes you in off the highway. Ardennes carries most of the addresses. Anzio and Bastogne branch off it.

Normandy and Anzio were Allied landings, in France and Italy. The Ardennes and Bastogne are the same campaign — the German counteroffensive of December 1944 that became the Battle of the Bulge, and the Belgian town held under siege at the middle of it. Yes, I watched Band of Brothers.

Why is an open question. The neighborhood was platted and built in the mid 1980s, and nothing in the county record, the deed chain or anything published explains the reasoning for the WW2 names. There is no monument here, no veterans’ association, no connection to a base or a unit that turns up anywhere.

One practical note if you are searching listings or following a GPS: the suffixes are not consistent between sources. The county records these as Road, the street signs on the ground read Drive, and the full mapped names carry an NE on the end. Search the street name on its own — Normandy, Ardennes, Anzio, Bastogne — and you will find everything.

Where Whippoorwill Cove Is on Lake Oconee

Whippoorwill Cove Lake Oconee sits on the Putnam County side of the lake, west of the Highway 44 bridge, with an Eatonton 31024 mailing address.

The houses look across toward Misty River Landing and Phoenix Shores on the far bank. Pinnacle Pointe is back across the bridge to the east. Loch Haven is the nearest neighborhood by road, just south off Greensboro Road. It is part of the central commercial district stretch of the lake.

How the Neighborhood Is Laid Out

Normandy is the spine and everything hangs off it. Driving in from Highway 44, the right-hand side is open pasture the whole way down. Everything on the left is the neighborhood: the interior lots first, then the turns for Anzio, Ardennes and Bastogne, each of which runs out toward the water.

Whippoorwill Cove has two prominent points pushing out into the lake, and on each one the lots are platted as wedges radiating out from a turnaround — narrow at the road, widening toward the water in a cone shape. It fits the maximum number of lots onto a point while giving every one of them its own water frontage. Where a wedge sits on the fan determines how much frontage it gets and how wide the view opens up. Two lots on the same cul-de-sac can be very different properties.

The Water

This is large-lake frontage rather than a tucked-away cove, despite the name. Listings here talk about long views, panoramic views and wide open water, and where frontage is stated it runs from about 100 feet to 240 feet.

Lots run from around half an acre to just over an acre and a half, and the ground is flat enough that yards are usable.

The Houses

The first wave went up in 1985 and 1986 and that is still the backbone of the neighborhood. Building carried on steadily afterward — there are houses from 1990, the late nineties, the mid 2000s, and new construction as recent as 2021 and 2022.

The result is a wide mix rather than a uniform look. Heated square footage on record runs from about 1,400 to 4,600. You will find original single-level cottages, heavily remodeled mid-eighties houses with vaulted and beamed ceilings, and recent custom builds side by side on the same street.

A good number of the older houses have been renovated rather than replaced.

Convenience

Almost every listing in Whippoorwill Cove leads with location. Publix is about five minutes. Fish Tales marina is closer. Restaurants and shopping are a short drive either direction on Highway 44, and you are on the highway within seconds of leaving your driveway.

On a lake where a great many waterfront neighborhoods sit at the end of long county roads, being able to get to a grocery store and back inside fifteen minutes is a differentiator — particularly for a second home you visit on weekends and want to spend on the water rather than in the car.

It is also still rural. You drive in past cattle grazing, and that pasture is the view from the whole western side of Normandy. You get the convenience without the neighborhood feeling like a suburb.

What Homes Sell For

Sales history since 2022 puts waterfront here broadly in the $700,000s to the $1.7 millions, depending on the lot, the frontage, the age and condition of the house and whether it has been renovated. That is a range to start from rather than a number to rely on — the right property on the right lot can sit above it.

The spread is wide because the housing stock is varied. An original mid-eighties house and a recent custom build on comparable frontage are not the same product, and the market has priced them accordingly.

Time on market has been consistent. Recent sales have taken somewhere between six and ten weeks, with little variation. That points to a neighborhood where buyers know what they are looking at and sellers are pricing close to it.
