Grayson Pointe is a small waterfront neighborhood of roughly 18 lots on Grayson Pointe Drive in Buckhead, Morgan County, on the Atlanta side of Lake Oconee. The lots are large — well over an acre, several of them running to nearly two — and many sit high on a bluff looking out over open water. It is one of the last places on this lake where lots of this size and this position have come available in Morgan County.
The Bluff and the East-Facing Water
What sets Grayson Pointe apart is elevation. A good number of these lots sit up on a hill or bluff above the water rather than level with it, which produces long views across big water that you cannot get from a flat lot at the same price.
The orientation matters just as much. Lots here face east across the lake, which means sunrises over the water and no afternoon sun beating onto the back of the house. A listing for one Grayson Pointe home put it directly: the rear deck has an east orientation that protects you from the afternoon sun, and the views are remarkable. On a lake where west-facing sunset lots get most of the marketing attention, an east-facing bluff is a genuinely different product.

Getting There
Grayson Pointe sits on the Morgan County side, and the approach runs through rolling farmland and open pasture. It is one of the prettiest drives to any neighborhood on this lake, and it puts you closer to Madison — with its downtown, its restaurants and its historic district — than to the Highway 44 commercial corridor.
That is the trade. You are further from the Publix and the marina cluster, and closer to a working agricultural landscape and a town with genuine character.
Morgan Estates is on the same road, a little further back toward Buckhead. The two are the developed neighborhoods on Parks Mill, and they are very different products — Grayson Pointe is large waterfront lots with elevation, Morgan Estates is established brick homes on acreage.

Keep Driving and You Reach the End of Parks Mill
If you miss the turn into Grayson Pointe and carry on down Parks Mill, the road eventually dead-ends at a large point of land. It is undeveloped, rural, and the view from it is remarkable.
Nobody has told me what the plan for it is, and I am not going to guess. But a point of that size on this lake, held intact while everything around it was subdivided, is not an accident. Somebody is holding it — a family keeping it in one piece, or a developer waiting for the right moment.
What that means for a buyer here is simple enough. Grayson Pointe is currently the last developed neighborhood on Parks Mill, and that is part of what you are buying: the road ends past you, and the traffic ends with it. One day that will probably change. If you are considering a lot at Grayson Pointe and the quiet at the end of the road is part of the appeal, it is worth understanding that the quiet is a function of a parcel someone else owns.

A 3,036 square foot home built in 2007 on 1.41 acres with 239 feet of frontage sold for $659,000 in August 2020. A 4,353 square foot home, also built in 2007, on 1.17 acres sold for $1,393,000 in June 2025 — that one went under contract before it reached the open market.
Lots have been offered separately. One 1.25-acre wooded lot with roughly 175 feet of frontage opening onto the main body of the lake was marketed as one of the last lake lots in Morgan County.
Two sales five years apart does not provide a lot of data. What the record does establish is that this neighborhood supports seven figures, and that when something comes up here it does not sit around.

Depth at the dock varies lot to lot. Very few listings on this lake record a depth at all, so there is no neighborhood figure worth quoting. One recorded depth on Grayson Pointe Drive shows 3.6 feet at the dock. Another home in the neighborhood was marketed with a deep-water dock, boat lift and jet ski lift on the main channel. Those are very different propositions for anyone keeping a boat in the water through winter drawdown.
Elevation cuts both ways too. A bluff lot buys you the view; it can also mean a longer walk down to the dock. Look at the specific lot rather than the neighborhood.
Who Grayson Pointe Suits
Buyers who want a large waterfront lot with a view and are willing to build or buy newer. The combination of acreage, elevation and main-lake frontage is scarce on this lake, and almost nonexistent in Morgan County at this point. It suits early risers, people who dislike west-facing afternoon heat, and anyone who would rather look at open water than a cove.
It suits you less well if you want an established neighborhood with a deep sales history, a short walk to the water, or immediate access to the commercial district.
