Dockside sits on Dockside Drive off Fraction Bottoms Road, reached from Buckhead Road by way of Parks Mill Road, Blue Springs Road and Swords Road. It is in the Twin Rivers area where the Apalachee and Oconee arms meet, close to Blue Springs Marina and roughly ten minutes from I-20 at Exit 121. That interstate access is the practical argument for this whole side of the lake: Atlanta and Augusta are both reachable without crossing the busier commercial stretch of Highway 44.
Madison is a short drive north, and the main Lake Oconee shopping and restaurant corridor is about fifteen minutes away. You are trading immediate access to the commercial district for quieter water and a faster run to the interstate.

The Deeded Slip Is the Point
Most communities on Lake Oconee that offer lake access without waterfront do it through a shared community dock, where you queue for space or rotate. Dockside handles it differently. Several interior lots carry a specific numbered slip that is deeded to the property and transfers to the next owner at sale.
That matters more than it sounds. It means an interior lot here can keep a boat in the water year round without owning shoreline, at a fraction of what waterfront costs. Listings for interior lots have referenced slip assignments directly, and one home marketed in the community made the point plainly: why share a community dock when the boat stays in your own slip?
The waterfront lots are a different proposition again. Listings have described shoreline frontage of roughly 133 to 150 feet, deep water, and lots approved for a max dock. Some face east for sunrises over the water; others catch the evening light.
Waterfront Park
The common area has a name and a sign: Waterfront Park. It is more developed than most communities this size manage. A covered pavilion with picnic tables sits a few steps from the water, with fire pits, grills, fishing benches, kayak storage and a porch swing under the trees, plus day-use docks and a boat ramp.
Two details tell you it was built properly rather than cheaply. There is a poured concrete path down to the pavilion, and there is accessible parking signed at the top of it. Very few small lake communities in Georgia bother with either. For an interior-lot owner this park is effectively the waterfront, and it is a real amenity rather than a token green strip.
What Is Known About Pricing
Dockside is new enough that it does not yet carry its own subdivision code in the MLS, so there is no long sales history to summarise. What can be said is limited but real.
A custom home on Dockside Drive, completed in 2022 on roughly an acre with four bedrooms and 2,812 heated square feet, sold in May 2022 at $685,000. Another home completed in 2021 on 1.5 acres was marketed with a deeded dock slip, an oversized three-car garage and a fenced rear yard approved for an in-ground pool. Lots have been offered in the range of roughly $189,000 for interior homesites bought as a bundle up to around $349,000 for waterfront, though asking prices are not sales and the market moves.
