Turn off Parks Mill Road just past Sugar Creek Marina onto Shadow Lake Drive and you are in Eagles Nest within a few hundred yards. It is a short road, a quiet one, and it dead-ends at the back gate of Sailview.

Where Eagles Nest Is Located on Lake Oconee

Shadow Lake Drive runs across the Putnam and Morgan county line. Eagles Nest is the Morgan County half — it starts at the county line sign and runs the length of the road up to the Sailview gate.

That makes it a Morgan County address, with Morgan County schools and Morgan County taxes, on a road you reach from the Putnam side.

Long, Skinny Lots

The waterfront lots here are very long and narrow even for Lake Oconee standards so Eagles Nest fits eighteen waterfront lots into a stretch of shoreline where a lot of Lake Oconee neighborhoods may have got ten or twelve.

The majority of lots run from about nine tenths of an acre to just over an acre and a half, with recorded frontage between 133 and 185 feet. There are a couple of outliers in the neighborhood as well — larger lots that haven’t moved through the market yet. The ground is flat, which is not always true on this side of the lake, and there is no hill to climb from the house to the water.

What Was Built, and When

The first lakefront houses went up in 1985, and a good number followed in 1986, 1987 and 1988 so this was an exciting place to be back in the 1980s.

Several have been finished out or substantially remodeled since, mostly in the late 2010s, and there are a couple of newer builds mixed in. So the street is not uniform. A 1987 cabin and a 2017 single-level house sit on the same road.

Homes in Eagles Nest and What They Sell For

Recent sales here have run from the mid $600,000s to just under a million, with the top of that range set in early 2026. Go back to 2020 and the same houses were trading in the $360,000s to $630,000s.

Houses are small by current standards as they were built to be 1980s and 1990s weekend lake houses. Most of the record is between 1,500 and 2,500 square feet, two and three bedrooms.

Short term rentals are restricted. Morgan County zoning prohibits renting a house in this district for any period shorter than 30 days. The ordinance is posted on the street, and the penalty runs to a $1,000 fine. If a rental income plan is part of why you are buying, this is not the neighborhood for it.

Who Eagles Nest Suits

Somebody who wants waterfront, wants it quiet, and is not trying to buy a big house. The marina is two minutes away for fuel, storage and a ramp. The Publix in Eatonton is barely fifteen minutes away for groceries.

It suits somebody who does not mind a 1980s house, or who wants one to work on. It does not suit a buyer who needs new construction, a gate, or rental income.
