Enclave at Lake Oconee is a small community of 18 lakefront townhomes at the end of Collis Marina Road in Putnam County, on the Eatonton side of the lake. It sits out on a point with big, open water in front of it, and every townhome comes with an assigned boat slip on the community docks.

The Enclave was built between 2017 and 2021, so it is one of the newer places to own on the water at Lake Oconee. When I was out there this fall, the grounds were spotless and everything was well kept. The views from this point are spectacular and about as wide as they get anywhere on this lake.

Where Enclave at Lake Oconee Is Located

The Enclave is at the very end of Collis Marina Road, off Collis Road on the Putnam side, just down the street from Water Oaks. It shares the point with Cottage Cove at Lake Oconee, a small group of rental cottages around a pool. The marina is right next door, and The Waterfront on Lake Oconee, a gated condominium community, sits just across the marina cove. The point the Enclave sits on was first laid out with pads for more condo buildings like The Waterfront’s, under the original South Bay at Lake Oconee plan. Those pads sat empty across the cove through the recession, and when building started here in 2017 the Enclave went in with its own townhome layout instead.

18 Lakefront Townhomes on a Point of Lake Oconee

The townhomes, the lawn and the community docks from the air.

The developer called them attached lakefront cottages, and that is a fair description. There are 18 of them in a handful of buildings set around a shared lawn that runs down to the docks, with sidewalks, a waterside fire pit and professionally kept landscaping. Each home has a private terrace and an upper balcony facing the lake.

The point is what sets the Enclave apart. Water wraps around much of it, so the views run wide in more than one direction, and you are looking at open lake rather than across a narrow cove at someone else’s dock.

The Townhomes at Enclave at Lake Oconee

Most of the townhomes are two stories with three bedrooms, each with its own bath, plus a powder room on the main level and an attached two-car garage. The main level opens toward the lake, with tongue-and-groove ceilings and Pella doors out to a stone patio. Upstairs, the primary suite has its own balcony over the water. An elevator was offered as an upgrade when the homes were built, so some have one and some do not.

The last three, on Waterfront Alley, are larger at about 3,500 square feet: three levels, a fourth bedroom, a media room, a rooftop terrace with an outdoor fireplace and an elevator to all three floors.

Boat Slips at Enclave at Lake Oconee

Every home at the Enclave comes with an assigned slip on the community docks, steps from its own patio. And the marina is right next door, close enough to walk, with covered and indoor boat storage and a boat club for anyone who wants to get on the water without owning a boat.

What Townhomes at Enclave at Lake Oconee Sell For

The first buyers paid from the low $500,000s for the two-story townhomes when they were new in 2019 and 2020, with later new sales reaching the mid $700,000s. The three rooftop-terrace townhomes on Waterfront Alley sold new for about $1 million in 2021 and 2022. Since 2022, the two-story townhomes have resold from the mid $800,000s up to $1.1 million.

Resales here are not common. With only 18 homes, months can go by without one coming up, and the ones that do show how far values have come since the community was built.

The HOA’s most recent dues figure is $350 a month. Dues have risen over the years, so budget for something in the $350 to $400 a month range. The association keeps up the grounds, docks and common areas, and from what I saw this fall, it does it well.

The Len Resort Near Enclave at Lake Oconee

The Len Resort & Residences, a Marriott Autograph Collection hotel with 49 residences and a large marina, is going up at the start of Collis Marina Road, right on the way into the Enclave. It broke ground in September 2024, and as of October 2026 the site is cleared and graded down to the water, with its developers now expecting it to open in 2028. That will mean more traffic on what has been a quiet road, and resort dining a minute or two from home. Ask me where things stand when you are looking.

Who Enclave at Lake Oconee Suits

Second-home owners who want a lakefront place they can lock and leave are the obvious fit. So are full-timers trading a big house and yard for a newer home with no dock or lawn to maintain, and boaters who want their slip outside the back door and a marina next door. If you need a yard, a guest house or room for a boat lift of your own, look elsewhere.
