Bayside Lake Oconee Quick Facts
Like Oconee Landing over in White Plains, Bayside began as one large tract that was bought, subdivided and sold at auction. The auction started in 2016. The lake lots went first, followed by the interior lots.
And much like Oconee Landing, my husband and I missed out on this one. We had lived on Parks Mill Drive from 2010 to 2014, just down the road, so this stretch between Carey Station Road and the water is familiar ground to me. When the auction came around, we had just sold our home in Reynolds Landing and were looking for our forever home on the Richland side of Lake Oconee, so we couldn’t swing it. Honestly, I had no idea people were going to come into Bayside and build multimillion-dollar homes, or I would have looked at it a lot harder. This neighborhood is really well located for families like ours with kids at Lake Oconee Academy, and it is a quick trip to both the lake’s existing commercial area and the new development at Oconee Towne Center.

Where Bayside Is Located on Lake Oconee
Bayside sits on the Greene County side of the main river channel, in the upper half of the lake between the I-20 bridge and Highway 44. From Highway 44 you take Carey Station Road, turn left onto Parks Mill Road, and the Bayside gate is on the right. Parks Mill Crossing and Eagle View are its nearest neighbors, and the Lake Oconee commercial district is around 10 minutes away.

Georgia Power’s Parks Ferry Recreation Area is next door, with a public boat ramp, a swimming beach and a campground.

Inside the Gate at Bayside

The shared amenities are at the end of Bayside Drive, down at the water. There is a boat ramp, a set of community docks with day-use space, and a lakeside pavilion with a grill, tables and a fire pit. Next to the pavilion is a putting and chipping green.
The roads are paved, the utilities are underground, and the entrance is gated with a code.
Lakefront and Lake Access Lots in Bayside
Bayside has two kinds of lots. The lakefront lots have their own shoreline and can have a private dock, subject to Georgia Power’s permit rules. The lake access lots sit back from the water and use the community ramp and docks.

Some properties carry a deeded, assigned slip at the community docks. A slip is tied to a particular lot, and the deed shows whether one comes with it.
In the sales record, lots run from about an acre to four acres.
Building a Home in Bayside
Most owners here bought a lot and built. The custom homes that have sold here run from around 2,700 square feet to well over 5,000. Builders are still active, and new construction is underway.
Bayside has covenants that set building standards for every house. There is no sewer out here, so homes are on septic with public water, and each lot needs a soil evaluation for its septic system.

Who Bayside Suits
Buyers who want a gate and a newer house without a golf club attached. People who want room, since lots here start at about an acre. Boaters who don’t need their own dock, because the ramp and community docks are right there. And anyone who wants to build their own house rather than buy someone else’s.
