Beyond the mortgage, the cost of owning a home on Lake Oconee comes down to property tax, insurance, any HOA or club dues, and keeping up the dock, shoreline and yard. Property tax depends on the county. On a $1,000,000 second home, 2025 property taxes ran about $5,600 in Greene County, $7,400 in Putnam and $9,000 in Morgan.

How Much Are Property Taxes on Lake Oconee?

Property taxes on Lake Oconee depend on the county. Georgia taxes a home on 40% of its market value, and in 2025 the combined rate on lake property outside city limits was about 14.0 mills in Greene County, 18.6 in Putnam and 22.4 in Morgan, per the Georgia Department of Revenue.

County $750,000 home $1,500,000 home
Greene About $4,200 About $8,400
Putnam About $5,600 About $11,150
Morgan About $6,700 About $13,450

Those are second-home figures. Georgia’s homestead exemption only applies to your primary residence, so it helps if you move here full time. The exact bill also shifts a little with the local fire district, and homes inside Greensboro, Eatonton or Buckhead city limits add a city rate.

What Does Insurance Cost on a Lake Oconee Home?

Expect to pay more than Georgia’s average of about $1,655 a year. A lake house is usually worth more than the average Georgia home, and many sit a long way from a fire station and hydrant, which insurers price in. Get quotes on the specific house, with the dock and boat lift included.

Flood insurance rarely comes up on Lake Oconee. Because Wallace Dam controls the water level, FEMA’s 100-year flood level on the lake sits only one to three feet above full pool, so a lender will only require flood coverage for a house built that close to the waterline.

What Are HOA Fees and Club Dues at Lake Oconee?

Many neighborhoods outside the gates, like Pointe Royal and Putnam’s Landing, have no HOA at all. Inside the gated communities, the dues are a bargain for what they buy: well-kept roads, common areas and landscaping. The Reynolds Lake Oconee POA came in at $2,000 for 2026, and Sailview, a gated neighborhood in the Buckhead area, came in at $1,800. Golf and club memberships in the neighborhoods that offer those amenities are additional, with their own initiation fees and monthly dues.

What Does It Cost to Keep Up a Dock on Lake Oconee?

Georgia Power sets the rules for every dock on the lake. Those rules have changed over the years, leaving many older docks out of compliance, and those docks can only get minor repairs. Anything beyond new decking means bringing the whole dock up to Georgia Power’s current shoreline rules. Short of a full replacement, maintenance costs should be minimal. Docks are fairly standard around Lake Oconee and hold up well over the decades.

In recent years wake boats have become more popular around the lake. In general, this hasn’t caused major issues with docks, since Georgia Power regulates dock size and construction. But another part of the shoreline has taken a beating.

What Does Riprap Cost on Lake Oconee?

Wake boat wakes wash out the yard behind a thin riprap line, so more owners are adding rock. Riprap reaches a lakefront yard one of two ways. The less expensive way is by dump truck to the driveway, with a loader carrying the rock across the yard to the seawall, which can tear up the sod and landscaping along the way. The other is by barge, which brings the rock in from the water and spares hundreds or thousands of dollars of damage to yards. So barge delivery costs more, but it’s often worth the cost. Tyler Wester of KTW Marine, who adds riprap by barge, prices it at about $83 per foot of shoreline:

“An average ton is about 3′ of shoreline at $250/ton. Depth and height of seawall changes the tonnage needed.”

At that rate, 100 feet of shoreline comes to about $8,300 by barge and 200 feet to about $16,700. A shallow cove takes less rock than a deep main-lake bank with a tall seawall, and less frontage means less rock.

Utilities: Power, Propane and Water at Lake Oconee

Lake Oconee homes depend on propane for a variety of things: cooking, whole-home standby generators, even pool heat. A large number of homes have a propane tank buried in the yard somewhere. Owners on well and septic at Lake Oconee balk at what their neighbors pay for water and sewer service. It’s a known issue that water utility service runs high in the area. Georgia Power, Rayle EMC and Tri-County EMC provide power to the lake area at fairly standard pricing for the state.

Upkeep: Landscaping, Pest Control and Exterior Cleaning

Spiders. Between those and pollen, every home at Lake Oconee needs at least one exterior deep clean a year. Most homeowners plan that cleaning for late spring, so book early. Having a monthly pest control service certainly helps, especially when it comes to keeping the spiders on the outside of a lake home, but it’s one more monthly bill to factor in. Waterfront homes on Lake Oconee need more than the basics when it comes to landscaping. Both the street side and the lake side need design and upkeep, because a waterfront home is seen from the water as much as from the road. And the area offers a proportionately high number of landscaping companies to choose from.

Landscaping and Deer at Lake Oconee

Deer are everywhere at Lake Oconee: inside the gates and out, on the water and off it. They eat landscaping, and landscaping isn’t cheap. Plant deer-resistant varieties, but know that a hungry deer will eat almost anything; as UGA Extension puts it, “There is no such thing as a deer-resistant plant.” A good Lake Oconee landscaper knows what holds up here.

The Cost of Living at Lake Oconee

People are moving to Lake Oconee from all over, and they are buying everywhere: inside the gated golf communities and out, at every price point from homes on the north end of the lake to the main-lake waterfront. They come for work, to get out of the city, to start fresh, or to retire, some of them to Del Webb at Lake Oconee. But one thing hasn’t changed: Lake Oconee is a resort destination. Living here is going to cost more than most places in Georgia or the Southeast, and you’ll notice it at the gas pump, in the grocery bill and at Lake Oconee restaurants. That’s part of living at Lake Oconee.
